Two 1980s-era warehouses along Youngerman Circle in Argyle Forest in Southwest Jacksonville sold July 10 for $11.25 million.
The buildings are on one 6.9-acre property at 6600 and 8601 Youngerman Circle in Baypoint at Argyle, 1 mile west of Blanding Boulevard and Interstate 295. The site is north of Argyle Forest Boulevard.
The Dechomai Foundation of Jacksonville sold the property through Dechomai Asset Trust Number Nine LLC.
New York City-based Wasa Properties, which has offices in Plantation, bought them through Avicx Youngerman LLC.
The 44,712-square-foot building at 6600 Youngerman Circle and 51,600-square-foot building at 8601 Youngerman Circle were built in 1988.
Both buildings have 14-foot ceilings and grade-level loading access. The space is suitable for manufacturing, warehousing and e-commerce businesses, according to its marketing flyer.
The Dechomai Foundation was formed in 2003 as a donor-advised fund that works with charitable organizations and donors on receiving, managing, liquidating and granting proceeds of noncash donations.
Wasa Properties was formed in 2004. The business revitalizes income-generating distressed buildings throughout the Northeast, Southeast and Southwest, according to the wasaproperties.com website. It manages more than 2.5 million square feet in commercial buildings, the site says.
The property was last sold in 2002 for $5.5 million.
