Total Wine & More is approved to build-out in the OfficeMax that closed March 22 in River City Marketplace in North Jacksonville.
The city issued a permit June 26 for Retail Contractors of Puerto Rico Inc. of Marine City, Michigan, to renovate the 20,067-square-foot store at 13275 City Square Drive at a project cost of almost $1.7 million.
Core States Inc. is the architect.
Kimco Realty Corp. is the landlord. Franklin Street is the leasing representative for Kimco.
A Franklin Street leasing brochure shows that Total Wine & More will occupy the previous OfficeMax space.
The Total Wine store will be next to the current Ashley furniture store that appears to be leaving at year-end. The Franklin Street brochure shows that 41,820-square-foot store as available Dec. 31, 2025, indicating a lease expiration.
Those buildings anchor a strip of stores that connect with a Walmart Supercenter, an anchor at the open-air center at southeast Interstate 95 and Airport Center Road.
Franklin Street Regional Managing Director Ricky Ostrofsky, Senior Associate Kaelyn Cassidy and Senior Vice President Carrie Smith are the landlord representatives.
The Bethesda, Maryland-based beer, wine and spirits company operates one store in the area at 4413 Town Center Parkway in St. Johns Town Center North.
The city issued a permit in June 2023 for Total Wine Spirits Beer & More to expand there into the adjacent space vacated by The Loop Pizza Grill.
T.D. Farrell Construction Inc. of Alpharetta, Georgia, was the contractor for the $818,901 project.
Total Wine operated next door to the closed Loop, which did not renew its lease. The expansion created a 26,132-square-foot store for Total Wine. It leased 22,057 square feet of space and added 4,075 square feet.
TotalWine.com calls itself America’s Wine Superstore and the country’s largest independent retailer of fine wine.
The company, started in 1991 when brothers David and Robert Trone opened a small store in Delaware, now operates 279 superstores across 29 states.
