Homewood Suites by Hilton permit in review near Jacksonville International Airport

The city is reviewing a permit application for construction of a 131-room Homewood Suites by Hilton near Jacksonville International Airport at an estimated project cost of $12 million.

Elevate Architecture Studio LLC of Atlanta is the architect for the project on 2.56 acres at 1765 Airport Road, a vacant site at northeast International Airport Boulevard and Airport Road. The location is east of JIA.

The proposed 86,029-square-foot, four-story, wood-framed building is designed to include public amenity spaces and an outdoor pool. 

The Homewood Suites by Hilton is planned at 1771 Airport Road near Jacksonville International Airport.

The city issued a permit Sept. 15 for tree and vegetation removal at a project cost of $50,000 to extend the water and sewer main from International Airport Boulevard.

PDG Jacksonville LLC of High Point, North Carolina, is the property owner. It paid $1.43 million for the site in April 2022. It bought an adjacent 0.19-acre strip of land at the rear of the property from city utility JEA for $56,000 in January 2024.

Civil engineering plans submitted in October 2024 for the property showed BPR Properties, also of High Point, as the owner and developer of the proposed hotel.

The St. Johns River Water Management District received an environmental resource permit application in September 2024 for the project.

Ingenium Enterprises Inc., a Tampa-based planning and engineering company, is the project consultant. Ingenium prepared the project plans.

The Water Management District applicant is Birju Patel, president of BPR. Patel also is a manager with PDG Jacksonville LLC.

The BPR website shows the Homewood Suites by Hilton Jacksonville as under development. 

BPR says at bpr-properties.com that it was founded in 1983 and has acquired and developed nearly 100 hotels and more than 2,000 acres of commercial and residential real estate.

BPR has been active in the hotel market near JIA. In 2022, the Daily Record reported it sold the Home2 Suites by Hilton Jacksonville Airport for $11.5 million. In 2018, a subsidiary of BPR sold the Hyatt Place Jacksonville Airport for $15.4 million.

According to the Hilton website, there are four Homewood Suites in Northeast Florida with three in Jacksonville and one in St. Augustine. Amenities include in-room kitchens, free hot breakfast and pet-friendly rooms.
