CubeSmart Self Storage of Jacksonville at 4520 San Juan Ave. sold Sept. 30 for $17 million.
The seller was Brightwork Real Estate Inc., of Tampa, through BW Roosevelt San Juan LLC. Brightwork is a development and acquisition company.
Minneapolis-based Olympus Ventures bought it through OVSS-Jacksonville LLC.
Olympus Ventures says on its LinkedIn page it is a private investment company established in 2000 by Richard M. Schulze, the founder of Best Buy. Its investments include real estate, direct investments, co-investments, development assets and hedge funds.
The three-story, 104,830-square-foot mini-storage was built on 1.66 acres in 2024. It is between Hamilton Street and Roosevelt Boulevard.
Units start at 5 feet by 5 feet and reach 10 feet by 20 feet, large enough to hold the contents of a multiroom house.
Monthly rents are $42 to $215. There are four other CubeSmart locations in Jacksonville.
CubeSmart was founded in 2004 as U-Store-It and is headquartered in Malvern, Pennsylvania.
The San Juan Avenue property sold for $1.645 million in 2022. The estimated cost of building the CubeSmart was $7.5 million, the Daily Record reported in 2022.
