Rosemont St. Johns apartments sold for $66.36 million

The 420-unit Jacksonville community is now called Vinoy at St. Johns.

A Tampa-based multifamily owner and operator bought the Rosemont St. Johns apartments near Kernan and Butler boulevards in Jacksonville for $66.36 million.

American Landmark Apartments bought the property Sept. 30 through Vinoy at St. John’s LLC. Investcorp, a New York-based investment firm, sold it through St. Johns LL LLC. 

American Landmark Apartments rebranded the community at 12310 Seacrest Lane as Vinoy at St. Johns, according to a Sept. 30 news release. 

Built in 2007 on 27.22 acres, the community has 420 units in 15 three-story buildings. The per-unit sales price is $158,000.

Vinoy at St. Johns has one-, two- and three-bedroom units with one or two baths. They are 756 to 1,376 square feet with monthly rents from $1,320 to $2,105, according to apartments.com

Amenities include a swimming pool, Jacuzzi and sundeck, community car care center, playground, sand volleyball court, additional storage units, dog park, fitness center, Starbucks coffee bar, community grills and a clubhouse with a resident lounge.

“Jacksonville’s consistently strong job growth, expanding population, and reputation as one of the most affordable large metros in Florida make it a compelling market for long-term investment,” said Christine DeFilippis, chief investment officer at American Landmark Apartments, said in the release.

“The property’s strategic location and premium amenities position Rosemont St. Johns as a compelling addition to our portfolio.” 

American Landmark has properties in Arizona, Georgia, Florida, North Carolina, South Carolina, Tennessee, Texas and Virginia, according to the alapts.com site.

The apartments last sold for $72.75 million in December 2020.
