Parker’s Kitchen bought one of at least 10 sites it has identified for its expansion into Northeast Florida, this one in the Regency area of Arlington.
Through DPC-FL LLC, Parker’s Kitchen paid $5.95 million for 2.53 acres at 9100 Atlantic Blvd. at southwest Atlantic and Southside boulevards.
The deed was executed Sept. 22 and recorded Oct. 9 with the Duval County Clerk of Court.
The Parker’s Kitchen gas station and convenience stores feature “Southern-inspired” food such as fried fish, grits and okra.
Jacksonville Merrimac LLC of Fort Lauderdale sold the property among three parcels. One was the site of a closed CVS, which was built in 1999 on 1.53 acres.
The other two parcels are a parking lot and vacant commercial property.
Jacksonville Merrimac LLC previously applied to the city Concurrency and Management System Office for review for a proposed Parker’s Kitchen at the site.
The applications were for concurrency capacity availability and a mobility fee calculation certificate, which are project development approvals.
Those applications show the 16,384-square-foot retail building with a pharmacy drive-thru would be demolished and replaced with a 6,344-square-foot convenience store and gas station with 20 fueling positions. A site plan shows 10 pumps.
There would be entrances from both Atlantic and Southside boulevards.
England-Thims & Miller Inc. of Jacksonville is the civil engineer and agent.
The site also is larger than what was initially considered.
City utility JEA issued a service availability determination letter Nov. 21, 2024, for “redevelopment of existing site to proposed 5,175 sq ft C-store” at that location.
England-Thims & Miller Inc. also was the engineer on that project.
Parker’s Kitchen would be developed across Atlantic Boulevard from a Circle K gas station and convenience store that built in 2023 at 100 Southside Blvd., at northwest Southside and Atlantic boulevards.
The location also is near the Southside Estates neighborhood.

The chain, with at least 102 stores in Georgia and South Carolina, is expanding into Jacksonville and into new markets in South Carolina.
The closest location to Jacksonville that is open is 32 miles north in Kingsland, Georgia.
Parker’s Kitchen said in December 2024 that it expected to open at least four gas station and convenience stores in Northeast Florida by the third quarter of 2026. It said it was actively working on several more locations but that it was too early to publicize them.
The company said the first four are:
• 7481 Wilson Blvd. at Old Middleburg Road in West Jacksonville in Duval County.
• 11205 Alta Drive north of Interstate 295 in North Jacksonville in Duval County.
• Blanding and Tanglewood boulevards in Orange Park in Clay County.
• 76010 William Burgess Blvd. in Wildlight in Yulee in Nassau County.
In total, there appear to be five in consideration in Duval County; three in Clay; and one each in Nassau and St. Johns.
Parker’s Kitchen is in permitting review for a gas station and convenience store at northwest Wilson Boulevard and Old Middleburg Road.
The 4,985-square-foot store is planned on a 1.87-acre site at an estimated construction project cost of $2.2 million.
Through DPC-FL LLC of Savannah, Drayton-Parker Cos. LLC bought the site Feb. 23, 2024, for $1.8 million. Drayton-Parker shares an address with The Parker Companies and Parker’s Kitchen.

The ParkersKitchen.com menu includes biscuits baked daily on-site, catfish, grits, hash browns, sausage patties and gravy, chicken tenders, pork chops, pulled pork sandwiches, fried okra, breakfast burritos, lemonade and “Signature Chewy Ice.”
Parker’s Kitchen says it serves “world-famous hand-breaded Southern Fried Chicken Tenders as well as made-from-scratch mac ‘n’ cheese, a breakfast bar and daily specials.”
It employs nearly 1,800 people throughout Georgia and South Carolina.
Founder and CEO Greg Parker opened the first store in Midway, Georgia, in 1976.
