Fleet Landing releases renderings of proposed Southbank project

Plans include a 30-story, 557,000-square-foot tower for about 500 residents in the first phase.

Fleet Landing released conceptual plans Sept. 9 for its proposed third community, possibly on the Duval County School Board’s headquarters site on the Southbank Downtown.

Fleet Landing, a nonprofit that operates a retirement community in Atlantic Beach and is building another in Nocatee, is proposing to purchase the property for $20 million.

The school board is considering the sale of the riverfront parcel at 1701 Prudential Drive and purchase of a building at 8928 Prominence Parkway in Prominence Office Park for its new administration headquarters.

The board has scheduled a public workshop Sept. 17 to evaluate the terms for the proposed transactions.

Fleet Landing said that if the purchase closes, the initial phase will feature a 30-story residential tower encompassing about 557,000 gross square feet. With nearly 300 residences from 1,000 to more than 3,500 square feet, the tower will be home to more than 500 residents and will “anchor a dynamic community that blends modern living with exceptional amenities and services.”

A second phase of development would include additional residences and amenities designed to complement the first tower, Fleet Landing said.

The Cascade units: Private patios that offer privacy with landscape screening, but also encourage residents to connect towards the outer edge as a community-building tool at Fleet Landing Southbank.

Fleet Landing said the proposed project would create more than 1,400 construction jobs during the build-out and 200 permanent positions when the community is operational. 

Fleet Landing also said that although owned and operated by a nonprofit, the independent living units and amenity spaces are projected to generate several million dollars annually in ad valorem property taxes under Florida law.

We are excited about this possibility and are certain that residents of this future community will serve as catalysts for additional redevelopment on the Southbank and beyond,” Fleet Landing CEO Josh Ashby said in a news release. 

The renderings are conceptual and provided for illustrative purposes only. Final design, scale, and features are subject to change pending approvals and further development planning, Fleet Landing said.
