The PARC Group announced the initial phase Sept. 16 of EverRange, its master-planned community in South Jacksonville with an eventual 1,500 homes.
The 1,000-acre EverRange site runs north to south ending along Philips Highway at the southern tip of Duval County, where Philips connects with Nocatee Parkway running east and Race Track Road running west.
Philips Highway is U.S. 1 and continues into St. Johns County. It is between the eTown and Nocatee communities, which also are developed by The PARC Group.
The Daily Record first reported plans for the development in 2024. The PARC Group said the announcement Sept. 16 is to unveil its vision for EverRange and the community’s new website, everrange.com.
The PARC Group said EverRange at first will comprise six communities – The Ridge, Regency, Mariposa, Sagebrush, Monterra and Saddletree – with the first opening in 2026.
Homebuilders are David Weekley Homes, Dostie Homes, Dream Finders Homes, ICI Homes, Mastercraft Builder Group, Providence Homes, Riverside Homes and Toll Brothers.
Regency will be a 55+ community developed by Toll Brothers. The Ridge is a Dream Finders Homes townhome community.
EverRange will be served by Bartram Springs Elementary, Twin Lakes Academy and Atlantic Coast High School.
Amenities and retail
At the center of EverRange will be The Station and The Grove.
The Station town center will offer retail and services within walking or biking distance from each neighborhood. EverRange said in a news release that electric vehicle-friendly paths will connect the neighborhoods.
The Grove amenity center will feature an outdoor gathering space, a resort-style pool, a splash pad, a playground, pickleball courts, a fishing pond, a dog park, a dedicated area for food trucks and an indoor welcome center.
The Daily Record reported that as of Aug. 15 EverRange was largely permitted to build The Grove.
The city reports that the site improvement costs total almost $23.94 million as of Aug. 15.
The work began when the city issued a permit May 1 for site clearing to accommodate construction of the lakeside pavilion at a project cost of $16 million.
Carlton Construction Inc. of Fleming Island was the contractor for the 12.72-acre project at 12858 Ever Range Parkway.
It includes a 3,792-square-foot welcome center and a pavilion and event lanai totaling 6,490 square feet.
The site
EverRange is being built on property owned by the Davis family.
Big Creek Timber LLC conveyed the EverRange property in March 2023 to EVRDEV LLC.
Both LLCs comprise executives within D.D.I. Inc., which is the Davis family office. The Davis family founded Winn-Dixie Stores Inc.
EverRange said that about half of the community’s 1,000 acres will remain a wooded preserve.
