The Canopy at Duval Station, an assisted living facility at 1035 Starratt Road in North Jacksonville, sold Feb. 13 for $17.5 million.
The facility is at Webb Road near Starratt and Duval Station roads east of the Publix-anchored Duval Station Centre. It is northeast of First Coast High School.
Rimrock Cos. of Lake City sold the property through Duval Station Holdings LLC.
Foundry Commercial of Orlando purchased the property through FOF 3 Duval Station FL Owner LLC.
Foundry Commercial took out a $11.46 million mortgage from First Citizens Trust of New York on Feb.13.
The two story, almost 50,000-square-foot facility was built in 2022 on 8.71 acres at a value of $6.19 million. Marlin Construction Partners Inc. of Winter Garden was the contractor.
Rimrock Cos. and Foundry Commercial were partners in the development of The Canopy at Duval Station. Rimrock was the primary developer and Foundry was the key investment and development partner.
The facility has 64 private living units, according to the Duval County Property Appraiser’s Office. They come in studio, one- and two-bedroom layouts with a choice of a villa, cottage or apartment configuration.
Amenities include restaurant-style dining, crafts and game rooms, a beauty salon and barber, housekeeping, maintenance, scheduled transportation and social and wellness programs.
It offers assisted living and memory care.
The land sold for $875,000 in July 2021.
