Parker’s Kitchen to demolish closed CVS near Regency

The Savannah, Georgia-based gas station and Southern food chain paid almost $6 million for the site.

Signs of development for Parker’s Kitchen could soon surface in the Regency area of Arlington as demolition proceeds on a closed CVS Pharmacy at southwest Atlantic and Southside boulevards.

The city issued a permit Feb. 24 for HFA-AE Ltd. of Bentonville, Arkansas, to demolish a 13,044-square-foot building on 1.5 acres at 9100 Atlantic Blvd. at a project cost of $59,900.

The Parker’s Kitchen gas station and convenience stores feature “Southern-inspired” food such as fried fish, grits and okra.

Through DPC-FL LLC, Parker’s Kitchen paid $5.95 million for 2.53 acres in a deed executed Sept. 22, 2025.

Jacksonville Merrimac LLC of Fort Lauderdale sold the property among three parcels, including the closed CVS built in 1999 on 1.53 acres.

The other two parcels are a parking lot and vacant commercial property.

The Drayton Parker Companies of Savannah, Georgia, is the developer.

Jacksonville Merrimac LLC previously applied to the city Concurrency and Management System Office for review for a proposed Parker’s Kitchen at the site.

Those applications show the retail building with a pharmacy drive-thru would be demolished and replaced with a 6,344-square-foot convenience store and gas station with 20 fueling positions. A site plan shows 10 pumps.

There would be entrances from both Atlantic and Southside boulevards.

England-Thims & Miller Inc. of Jacksonville is the civil engineer and agent.

Parker’s Kitchen would be developed across Atlantic Boulevard from a Circle K gas station and convenience store built in 2023 at 100 Southside Blvd., at northwest Southside and Atlantic boulevards.

The chain, focused in Georgia and South Carolina, is expanding into Jacksonville.

Parker’s Kitchen said in December 2024 that it expected to open at least four gas station and convenience stores in Northeast Florida by the third quarter of 2026. It said it was actively working on several more locations.

The company said the first four are:

• 7481 Wilson Blvd. at Old Middleburg Road in West Jacksonville in Duval County.

• 11205 Alta Drive north of Interstate 295 in North Jacksonville in Duval County. 

• Blanding and Tanglewood boulevards in Orange Park in Clay County.

• 76010 William Burgess Blvd. in Wildlight in Yulee in Nassau County.

In total, there appear to be five in consideration in Duval County; three in Clay; and one each in Nassau and St. Johns.

The ParkersKitchen.com menu includes biscuits baked daily on-site, catfish, grits, hash browns, sausage patties and gravy, chicken tenders, pork chops, pulled pork sandwiches, fried okra, breakfast burritos, lemonade and “Signature Chewy Ice.”

Parker’s Kitchen says it serves “world-famous hand-breaded Southern Fried Chicken Tenders as well as made-from-scratch mac ‘n’ cheese, a breakfast bar and daily specials.”
