Georgia-based Zavala Capital Group bought four Jacksonville apartment communities Jan.22 from Infinity BH for $44 million.
Zavala Capital Group, founded in 2018 by Omar Zavala, specializes in real estate investment and management. Its website lists assets of $180 million and says it acquired 1,328 units in the Southeast during 2025.
Florida state records show Zavala based in Clayton, Georgia, about 110 miles northeast of Atlanta.
Infinity BH is a rental property management firm based in Surfside near Miami. It is part of the BH Group of Aventura.
Magnolia Terrace, Hyde Park apartments
Zavala bought Magnolia Terrace, at 2045 Jammes Road; and Hyde Park apartments, at 2078 Hyde Park Road, for $18.15 million.
The adjacent communities are in the Cedar Hills Estates neighborhood bordered on the east by Hyde Park Road and to the west by Jammes Road. They are south of San Juan Avenue.
Zavala bought the apartments through Skye at Deerwood LLC. Infinity BH sold them through Infinity Magnolia LLC
Built from 1964 to 1967, the communities sit on a total of 11.64 acres.
Magnolia Terrace has studio, one-, two- and three-bedroom units with one or two baths from 700 to 1,100 square feet. Property records show 237 units in 21 two-story buildings.
Amenities include a pool, picnic area, fitness center, basketball court, playground and grills. It is a fenced, gated community with an on-site property manager and maintenance.
Hyde Park has two- and three-bedroom units with one or two baths from 920 to 1,100 square feet. There are 40 units in five two-story buildings.
Amenities include a basketball court, volleyball court and a playground.
The properties last sold as a package in 2017 for $12.4 million.
University Townhomes
Zavala bought the University Townhomes at 3239 and 3266 Justina Road in Arlington for $13.15 million.
The townhomes are east of University Boulevard North, west of Cesery Boulevard between Merrill and Fort Caroline roads.
Zavala bought the community through Skye at Ponte Vedra LLC. Infinity BH sold it through Infinity University Townhomes LLC.
University Townhomes has one-, two- and three-bedroom units with one or two baths from 850 to 1,300 square feet.
Property records show 200 units in 12 two-story buildings. The community was built in 1966 on 4.04 acres.
Amenities include a pool, basketball court, fitness center, tennis court, playground, picnic area and grills. The property has an on-site manager and 24-hour maintenance.
It last sold in 2020 for $12.87 million.
Reserve at Waters
Zavala bought Reserve at Waters at 6100 Arlington Expressway for $12.69 million.
The apartments are east of University Boulevard North and south of Southside Boulevard in Arlington.
Zavala bought the community through Skye at Riverwalk LLC. Infinity BH sold it through Infinity Reserve at Waters LLC.
It has studio, one- and two-bedroom apartments with one or two baths from 500 to 1,100 square feet.
Built in 1970 on 11.07 acres, the community comprises 205 units in 19, two-story buildings.
Amenities include a pool, fitness center, biking and walking trails and a business center. The property manager and maintenance are on site.
It last sold in 2017 for $10.5 million.
Mortgages
Zavala Capital Group secured three mortgages with The Bancorp Bank of New York. The mortgage on Magnolia Terrace and Hyde Park is $15.98 million, University Townhomes is $11.52 million and Reserve at Waters is $11.65 million.
The loans total about $39.15 million.
