$11M Aphora Coach Homes project joins Marina San Pablo

The more than $11 million, 11-unit Aphora Coach Homes at Marina San Pablo community is in city review for construction.

Builder Gabe Bove said he hopes to start construction in the next couple of weeks and anticipates a 14-month build-out.

A second phase of 11 units is under review but Bove said details have not been finalized.

Marina San Pablo is at southeast Butler Boulevard and San Pablo Road, along the Intracoastal Waterway.

Contractor Bove LLC applied for 11 permits to build the structures, which range from 3,323 to 4,644 square feet. The total construction cost is $6.24 million.

The two-story, four-bedroom residences have individual addresses from 14411 to 14459 Marina San Pablo Place S. Five are along the Intracoastal Waterway, six are along the marina.

Amenities include private two-car garages; gourmet kitchens; and full privileges at the Marina San Pablo Yacht Club, including the ability to buy slips.

Marina San Pablo Development LLC owns the property. It is led by Remi Properties Inc. of Rockledge.

Bove and Remi Properties announced the project in March, saying construction would start this month for the first phase of 11 luxury waterfront townhomes.

Prices will range from $770,000 to $1.4 million.

The project replaces a condo tower that had been planned, but slow pre-sales caused a change in focus.

Richard Toomey, president of Residential Jacksonville Inc., is the broker.

Bove and Remi also developed and sold the 5 Thousand Town apartments at St. Johns Town Center.

Linton looking at Southside retail center

Developer Micah Linton is working on another area development, this one along Southside Boulevard.

Plans filed with the city show Linton, through Rimrock Companies LLC, wants to develop a 12,000-square-foot shopping center on 1.1 acres at 4490-4492 Southside Blvd.

It would comprise 8,600 square feet of retail space and 3,400 square feet for restaurant use.

The land is owned by Raikes Boys LLC, led by Larry and Mitch Raikes, founders of Larry’s Giant Subs. It was cleared in 2012 when the Raikeses demolished a center there.

It is next to a shopping center they own that includes one of the sub shops at 4479 Deerwood Lake Parkway.

Mitch Raikes said Thursday Linton is expected to close on the land purchase in June.

The developer is listed as Linton’s Rimrock Companies LLC and the engineer is EnVision Design + Engineering LLC.

Linton, who is based in Lake City, did not return calls for comment.

A sign lists the contact as Rurmell McGee, whose LinkedIn account says he is director of retail development for Rimrock Development.

Linton’s experience in Jacksonville includes developing and selling a retail center in The Markets at Town Center; developing and selling a student residential hall north of Jacksonville University; and buying and selling property near Southpoint that will be developed as the Portiva apartments.

Linton did the student housing and Portiva land deals with Jacksonville developer Wally Devlin.

When selling the Portiva land, Devlin said they intended to develop 100 acres among two nearby sites for more development.
