Developer plans subdivision next to his home

Land developer submits rezoning request for 44-acre project to build 123 single-family homes.

A North Jacksonville resident seeks to develop a subdivision on land next to his home.

Gary Gilder is proposing 123 single-family home lots on 44.44 acres off New Berlin Road between Dunn Creek Road and Wages Way. 

Gilder submitted plans to the city along with a rezoning request. To move forward, the property must be rezoned from rural residential to planned unit development. 

According to the plans, the name of the proposed development is Logan Point Plantation, but Gilder said the community could be renamed.

He said the project hasn’t been sold or marketed to homebuilders because he wanted rezoning approved first.

Site plans show home lots ranging from 50 feet to 70 feet wide. It would include two small parks and protected wetlands encompassing about 17 acres.

Gilder, who lives on New Berlin Road, said he would prefer to find a homebuilder that is willing to construct and sell homes at prices comparable to the area, from the high $100,000s to the mid-$250,000s.

Gilder said he developed four properties in the early 2000’s but that he left the business before the housing market crashed.

The 75-year-old said that he returned to the industry because he wants to develop the land so he can have something to pass down to his family.
