$5.7M warehouse planned for HVAC manufacturer

Pattillo Industrial Real Estate submitted plans to the city for a 163,615-square-foot build-to-suit warehouse identified in accompanying documents as TRUaire.

The project is planned at 12128 New Berlin Road in the 362-acre NorthPoint Industrial Park, where TRUaire leases space at 3509 Port Jacksonville Parkway.

California-based TRUaire is an HVAC manufacturer that distributes residential and commercial grilles, registers and diffusers. It began operations in 1984. 

TRUaire operates four distribution centers in Sante Fe Springs, California, Houston, Jacksonville and in North East, Maryland.

A permit application shows a $5.7 million construction cost for the shell warehouse. No contractor is identified. RS&H Inc. is the architect.

Permit documents dated Jan. 11 show the building will comprise a 159,965-square-foot storage area and 3,650-square-foot office. The warehouse will include racking and dock doors.

NorthPoint is a master-planned development at Alta Drive and Interstate 295. The park is within 5 miles of Jacksonville International Airport and 3 miles of the Jacksonville Port Authority’s Blount Island Marine Terminal.

Atlanta-based Stone Mountain Industrial Park Inc., which is related to Pattillo, is the park owner.

TRUaire’s address in Jacksonville is Unit 1 at 3509 Port Jacksonville Parkway. Building records show the city approved TRUaire tenant improvements there in 2015 for almost 91,000.

Costar.com reported in March 2015 that TRUaire signed the lease for a distribution center and it opened in the second quarter.

TRUaire leases about half of the building, which totals 180,487 square feet and was developed by Pattillo in 2011.

A TRUaire representative at its headquarters was not available Wednesday and did not respond to a phone message.

An undated profile at TRUaire.com says it owns a factory in Vietnam that employs more than 1,100 workers making 90,000 grilles, registers and diffusers each day. 

More than 100 containers are shipped to the U.S. each month, it says.
