Steele Creek Apartments sale sets record

CBRE says $211,333 per unit is the highest sales price for a suburban property in Northeast Florida.

CBRE Group Inc. announced Wednesday that it arranged the sale of Steele Creek Apartments, a 300-unit, newly constructed project in Jacksonville's Butler Boulevard area submarket.

AC Packer West sold the property, along AC Skinner Parkway to RST Development for $63.4 million, or a record $211,333 per unit, CBRE said.

It said the sale represents the highest per-unit price for a suburban multifamily asset in Northeast Florida. CBRE’s Joe Ayers, Cliff Taylor and Shelton Granade represented the seller.

The acquisition marks RST Development’s entrance into the Jacksonville market, CBRE said.

The location is near the Southside employment center.

“Jacksonville’s economic health continues to attract young professionals, namely with financial services backgrounds, with great success,” CBRE said in the release

Taylor, CBRE senior vice president, said Steele Creek offers smart thermostats, USB ports, a tech-centric business center, car charging stations, laundry lockers and more.
