This building has has been vacant since American Heritage Life left in the 1980s.
The building is 20,000 square feet and has an asking price of $1.2 million. The building is currently under contract, but the sale has not been finalized.
“For an open floor-type user, it is ready to go,” said Bob Selton, selling agent of Colliers Dickinson. “There are some perimeter offices on the second floor, but for the most part it is wide open space

The building has a sprinkler system and had a new roof put on it last year.
“There are some things from a cosmetic standpoint that need to be done,” said Selton. “And some maintenance things from a systems standpoint, including the elevator and air conditioning system, but for the most part — for a vacant downtown building — it is in exceptional shape.”
Selton thinks the building would be ideal for an architect, engineering firm, construction company or a law firm.
“They are all great users for that property,” said Selton. “The location is great. It is on the corner of Main and Forsyth streets. It has a lot of visibility and is a very attractive building.”
Selton said the building does not have parking, but there are surface lots and covered parking lots in and around the area.
“It’s in walking distance to Vestcor’s new apartments, the Landing is only a block and a half away, and it’s on the west side of Main Street so it will be close to the new library and the new federal courthouse,” he said. “It is in the heart of all the redevelopment.”
