The Vestcor Companies soon will break ground on luxury condominium homes at OakLeaf Plantation. Developed by Jacksonville-based The Hutson Companies, OakLeaf Plantation is a 6,400-acre project situated on the border of Duval and Clay counties.

Named The Cottages at OakLeaf, the condominiums are in the center of OakLeaf Plantation and just a footbridge away at the $6 million Athletic Center.

Housed in 30 architecturally distinct buildings, The Cottages at OakLeaf will consist of 240 spacious flat and townhome residences ranging from 1,498 square feet to 1,881 square feet. Buyers have four floor plans from which to choose.

Presales are underway. Base prices range from the low-to-mid $100s and vary depending on owner-selected upgrades. For a limited time only, buyers will have the opportunity to take advantage of this pre-construction pricing.

Ervin, Lovett & Miller, the Jacksonville architecture, land planning and landscape design firm, recently completed site planning for Bartram Walk, a 17-acre mixed-use retail development at SR 13 and Race Track Road in northwest St. Johns County.

Russell Ervin, co-founder and partner, said Gate Lands is developing the project. At the same time, Gate Lands also selected Ervin, Lovett & Miller to design two mixed-use buildings that will total some 30,000 square feet of office and retail space at Bartram Walk, as well as project landscape, design, hardscape and signage.

Ryland Homes recently opened four new model homes in two different neighborhoods at OakLeaf Plantation.    

Ryland has 250 home sites available at the location and prices for new homes start from the $130s.

American Homebuilders and Cordele Builders have purchased the remaining homesites in Lakewood at World Golf Village.

American Home Builders has purchased five homesites and Cordele Builders has purchased four homesites. The homes in Lakewood will be priced from the high $300s to the low $500s. Both builders are developing plans for model and spec homes in the scenic neighborhood.

Amelia View residents now have access to the community’s recently opened Amenity Center, which features a swimming pool, clubhouse and covered lanai. Developed by Stokes & Company, Amelia View has a private waterfront park that includes a boat ramp, scenic view gazebo and secure parking for boat trailers.

The community’s preferred builders, Beazer Homes and Coppenbarger Homes, have a number of homes under construction in the community and an additional 65 homesites are currently available in Amelia View’s third phase.

A limited number of marsh front lots are still available in Phase II of Amelia View from $170,000 to $220,000.

On the heels of the recent American Metrostudy report that World Golf Village is among the top three communities in North Florida for annual construction starts, Davidson Realty has announced that the company is enjoying its best year ever with more than $33.9 million in sales for the first half of the year.

In May, the sales team for the Laterra condo spa community sold 48 condominium homes in the first phase in just two hours when purchasers from across the nation participated in a reservation holder-only selection event.

Watson Realty Corp.’s New Homes Division has recently been awarded the exclusive sales and marketing contract for Berkman Plaza’s town homes in downtown Jacksonville.

Prices start at $565,000.

Atlantic Builders has a second model home under construction at OakLeaf Plantation.

The company has already sold over a third of available home sites in the Piedmont section where home and lot packages are priced starting in the $140s. Nearly half of Atlantic Builders’ available home sites have sold in Litchfield, where home and lot packages are priced starting in the $120s.

The Savannah with Bonus model home features four bedrooms, three baths, a second floor bonus room and two-car garage. The floor plan has over 2,400 square feet and is priced starting at $180,900.

The recently completed Charleston is Atlantic Builders’ first model home at OakLeaf Plantation. Located at the model home center on Oakworth Court, the Charleston has 1,687 square feet with four bedrooms and two baths and is priced starting at $142,900.

KB Home has recently opened Phase II of its new community, Daybreak Woods, with over 200 new home sites in the Dames Point area off of New Berlin Road.

Daybreak Woods offers a choice of new one and two-story homes with up to five bedrooms.

There are 11 unique floor plans with prices starting in the $120’s.

The one-story model home offers 1,691 square feet of living space. The floor plan encompasses a large open living and dining area adjacent to the gourmet kitchen. The spacious master bedroom suite is privately separated from the two additional bedrooms that share the second full bathroom. Prices for this floor plan begin in the low $130’s.

The second model home features 1,902 square feet of space. This floor plan allows the homebuyer to choose between a den or an optional fourth bedroom. It also offers plenty of living space for the entire family. Prices for this floor plan begin in the low $140’s.

Largest of the three new model homes is a two-story plan that has 2,478 square feet of living space. The kitchen includes a large dining area which opens to the family room and living room. The large loft area occupies much of the second floor and there is the choice to convert this area to an additional bedroom. Prices for this floor plan begin in the mid $150’s.

Montgomery Land Company is offering 14 waterfront lots in Reed Island Estates, a gated community of 34 homesites located on a peninsular contiguous with the St. Johns River in the historic Fort Caroline area.

The sites are on deep water in the St. Johns River, a mile from the mouth of the Intracoastal Waterway.
