Deerwood Place Condominiums, Beazer Homes’ new mid-rise located on Southside Boulevard, is under construction. Deerwood Place is located across the street from the Tinseltown entertainment complex.
Once construction is complete, the 12-acre gated setting of Deerwood Place will feature a recreation center with swimming pool, hot tub, cabana and fitness center complimented by six five-story buildings. Each building will include two and three bedroom residences ranging from 1,400 to 2,000 square feet. The buildings will each have controlled access, covered ground-level parking places, individual storage closets and two elevators.
Beazer Homes is currently offering pre-construction prices with homes starting in the low $200s.

Atlanta-based Morrison Homes is one of a select group of homebuilders chosen to build in St. Johns Forest, the new master-planned community located in St. Johns County.

Sisler Johnston Interior Design has completed the installation of Coppenbarger Homes’ model in Silver Leaf at OakLeaf Plantation.
“This model by Coppenbarger Homes has an impressive two-story foyer as well as a dramatic formal living and dining rooms with double story windows,” said Judith Sisler Johnston, president and ASID Allied Member. “When you have a home like this one that has a lot of volume, it is important to understand the scale of the house and respect the volume by selecting the proper size furnishings and treatments.”
The home is furnished in a French Country style with some Mediterranean influence in shades of environmental green with red used as an accent to command attention. With a design challenge rising 20 feet in the air, Sisler Johnston focused on elaborate window treatments cascading down the two-story windows.

Saint Johns Place at World Golf Village, the major retail component of the World Golf Village development, is the new home of the American Culinary Federation’s national headquarters. ACF, a not-for-profit organization founded in 1929, states its mission as it “aims to make a positive difference for culinarians through education, apprenticeship, and certification, while creating a fraternal bond of respect and integrity among culinarians everywhere.”
In 2003, DiMare Construction broke ground on 1.6 acres in World Golf Village adjacent to Interstate 95 between St. Augustine and Jacksonville. The
12,000-square-foot facility will house the national office with advanced electronic-communications technology, artifacts pertaining to the federation’s history, an ACF retail store and space for future expansion. Dixon
Associates of St. Augustine served as the architect on the project.

Morrison Homes recently sold the last available home in its Kingsbury neighborhood at World Golf Village. The Pembrooke II floor plan was listed at $300,230.
One of the first two single-family neighborhoods located behind the gates of the King & Bear, Kingsbury is situated within easy biking distance of the community’s Swim & Tennis Center, which features two pools and four tennis courts, as well as the soon-to-open Fitness Cottage.
Homes in the neighborhood were priced from the $190s to the low $400s.
Morrison Homes, along with SEDA Construction, has several homesites available in the Bearsford neighborhood at World Golf Village. The single-family neighborhood, which is also located at the King & Bear, offers waterfront and preserve homes priced from the $200s to the low $400s.

Mercedes Homes has held grand opening of Phase II in Victoria Lakes and homebuyers already have purchased half of the 24 available Phase II homes.
The homes range in size from 1,274 to 3,753 square feet and feature three-, four- and five-bedroom home designs. Many floor plans offer optional bonus rooms as well.
They range in price from $137,990 to $246,990.
Victoria Lakes’ sales hours are 10 a.m.-5:30 p.m., Monday through Saturday, and noon-5:30 p.m. on Sunday.

Ryland Homes has opened a new model home at Oak Harbour in north St. Johns County off Roberts Road and San Jose Blvd.
Jeff Agar, president of Ryland Homes in the Jacksonville area, said 49 homesites are available at Oak Harbour and new homes are priced from the $210s to the $300s.
The one story model home offers four bedrooms and three baths with a den, family room and swimming pool. Altogether, the home has 2,945 square feet of living space and is base priced in the $260s.

Crosland Inc., a major Southeastern real estate company, has expanded into Florida. Former Disney executive and Celebration Company President Perry Reader will run Crosland’s Florida operation, which will be headquartered in Orlando with an office opening this month. In conjunction with Reader joining Crosland, the company also announced two residential communities in the Tampa area.
Initially, Crosland will focus on land and community development and multi-use projects in Florida. Its first project is Oak Creek, a residential community of 550 single-family homes being developed through a partnership with local developer Mark Maconi on 200 acres in Pasco County, just north of Tampa. Crosland has also begun development planning on a nearby 350-acre parcel to be named Chapel Creek, which will include about 800 homes and an amenity facility.

Oyster Bay Island Homes, LLC held a private event on March 13th for more than 100 Realtors to unveil the 94 homesites within Waterway Oaks at Oyster Bay Harbour, a single-family residential neighborhood within the community in Fernandina Beach.
From the comfort of a stretched limousine, Realtors wound their way through the area and over the new bridges that connect the three islands to the the future site of the new yacht club.
The tours briefly stopped at the site of the future 106-slip marina and yacht club.
Representatives from the community’s preferred builders, Arthur Rutenberg Homes, Brylen Homes, and Watson Home Builders, were present to answer questions about their plans for building within the 900-acre community. The three builders will offer a wide selection of custom floor plans from which clients may choose. Homebuyers will be able to customize the plans to suit their needs and newhomebuyers also can work with either builder’s team of design professionals on a home built-to-suit, fresh from the drawing board.
Isabell Scott of Watson Realty - San Jose, John Weems of Winning America Realty, and Michelle Robinson of ERA - Southside received gift baskets containing wine, fine chocolates, and cheeses from Amelia’s Bloomin’ Baskets.
Prior to its acquisition by Oyster Bay Island Homes, LLC, the area had endured inconsistent water and sewer service in the past. However, the developer has made considerable progress this year to construct critical infrastructure such as water and sewer lines, bridges and roadways to connect the existing mainland homesites to other islands where future developments will occur. Additional progress has been made in adding new gates, a guardhouse at the entrance, and resurfacing the two, clay tennis courts.
The accelerated construction is due to the demand for affordable, lakefront and marshfront homesites packages that include boat slips. With lot prices starting at $95,000 and homes starting in the mid-$300s, Waterway Oaks at Oyster Bay Harbour will have 50 lake homesites, 32 panoramic marshfront lots, and 12 heavily wooded lots.
Before the end of 2004, ground will be broken on the community’s clubhouse and pool. The Yacht Club and community docking facility will consist of 106 deep-water, floating slips for 30-, 40-, and 50-foot boats.
“I think that some realtors had doubted if this area would ever be
developed, but quickly realized that Oyster Bay Harbour is destined to
become the pearl of Florida’s historic First Coast,” said Louis Goldman, the development’s Marketing Director. “This event allowed the neighborhood to speak for itself and to show how serene and picturesque it is.”
