Browdy & Browdy, Inc., a custom residential construction and real estate development company, has under contract the property owned by Mark Kredell at the corner of Largo Road and San Marco Boulevard.
Browdy & Browdy has engaged the Evans Group of Orlando, site planners and architects, to design a multi-family project in compliance with the recently enacted San Marco Overlay. The architects and contract owner worked with the San Marco Preservation Society to create a project design that was consistent with the neighborhood vision for this unique site.
The northern lot line of the property fronts San Marco Boulevard and the southern lot line fronts Lake Marco with boat access to the St. Johns River.
The new development will consist of only four custom residences located in two duplex buildings.
The buildings will be textured stucco with Spanish tile roofs. Each two-story waterfront residence will have over 3,500 square feet with front and rear porches and a two car attached garage.
The floor plans include entertaining areas including a parlor, two-story formal dining room, a large open kitchen and a leisure room overlooking Lake Marco. A semi-circular stairwell and private elevator provides access to the second floor of the residence.
The sleeping level includes a large master suite with adjacent lanai overlooking Lake Marco. The master bath suite includes separate vanities, a separate dressing table and morning bar, a separate soaking tub with a separate shower.
The two additional bedroom suites have private full baths.
Separated by a covered breezeway and above the two-car garage, the designers have created a 500 square foot flex-space that is adaptable as an au pair suite, a home office or exercise room. The space is separately conditioned with a private entrance.
