Only one waterfront homesite is currently available in Tidewater, ICI Homes’ new 200-acre phased waterfront community in north Jacksonville. After selling all 22 waterfront lots before development on the community commenced, one has come back on the market.
“We have no reason to believe that there will be any more waterfront lots available to individuals in Tidewater,” said Victoria Robbins. The gated community, which boasts more than a mile of frontage on Clapboard Creek, has 121 homesites in its first phase and will encompass 398 homes upon completion.
“Our buyers are looking forward to begin closing in early April and several have already applied for dock permits,” said Robbins.
The one available waterfront site is located close to Clapboard Creek, which winds throughout the community. Priced at $325,000, the site is near the end of a cul-de-sac in a secluded area that is within walking distance of the amenity center, which includes a waterfront park with a private boat ramp and observation gazebo, a resort-sized pool and cabana, and an area for canoes and kayaks.
Purchasers of the waterfront lots may choose their own builders without a mandatory timeframe for building or they may take advantage of a special incentive being offered by the community’s owner/developer, ICI Homes.
Tidewater’s community building will incorporate a fitness center and an “outfitters room” with a fishing library and a selection of rods and reels.
Other planned amenities include an activity lawn and tot lot and nature trails with benches located along a pond and preserve area.
Clapboard Creek is a waterway that flows into the St. Johns River just north of Blount Island.
“The individual that purchases this last homesite won’t have to build a long dock because the creek winds very close to the property” added Robbins. Tidewater is located off of Cedar Point Road in north Jacksonville on property that was formerly a family-owned ranch.
