Colliers Dickinson negotiates $2.5 million sale

Colliers Dickinson Commercial Real Estate Services recently negotiated the sale of 1045 Riverside Avenue, a four-story, 28,339-square-foot multi-tenant office building near Downtown Jacksonville.

Senior Vice President Fran Pepis of Colliers Dickinson represented the buyer, who paid $2.5 million, or $88.22 per square foot for the property, including the 1-acre site.

Senior associates Bart Hinson and Jason Hinson of Colliers Dickinson represented the seller, Riverside Building LLC of Jacksonville.

The 33-year old building was 85 percent leased at the time of the sale, and the buyer will also occupy the building. Plans for this building include a conversion for medical office use. Current tenants include Quest Diagnostics, Tender Loving Care and Florida Department of Health. Heartland is currently negotiating for 3,500 square feet in the Riverside Building.
