Horton opens Fox Hill home

D.R. Horton says its new Grand Teton model home at Fox Hill Farms is now open to the public in the builder’s newest Westside community.

The Grand Teton is a 1,960-square-foot home featuring four bedrooms and two baths.

Homes in the subdivision are priced from the $190,000s and range from 1,530 to 3,025 square feet.

Mercedes opens two models

Mercedes Homes has introduced two new home designs at Cade’s Cove. The 36-home community features three- to five-bedroom homes built on cul-de-sac streets in Orange Park.

The first new design offered at Cade’s Cove is the Pace Cay, a two-story home with 2,339 square feet of living space with three bedrooms, three bathrooms and an attached two-car garage.

For a one-story alternative, the Eva Cay is a 1,780-sqaure-foot home offering three bedrooms, two full bathrooms and an attached two-car garage.

Homes at Cade’s Cove begin in the mid-$200,000s.

Watson building in Macclenny

Watson Custom Home Builders has opened a model in Heritage Oaks, a community in Macclenny.

Glendale, the model at Heritage Oaks, includes 2,178 square feet of space with four bedrooms and three bathrooms.

Old San Jose sales in progress

McGarvey Residential Communities, the developer of Old San Jose On The River, has released its first parkside condominiums and coach house residences. Contracts are being accepted on this limited release of 47 units, in addition to the recently announced first riverfront building.

The parkside condominiums, starting at $475,000, are in two- and three-story buildings with elevator access to each floor. Ranging in size from 1,374 to 2,007 square feet of living space, the four available floorplans offer a mix of two bedrooms, two baths or three bedrooms, three baths.

The coach houses have two floorplans with either two bedrooms, two baths and an additional den or three bedrooms and two baths. Homes start in the mid-$500s with approximately 1,555 to 2,080 square feet of living space.

Rutenberg starts sales at Montura

Montura, a community in Ponte Vedra Beach, is open for sales. The community, by Arthur Rutenberg Homes, has 20 estate-sized homesites in a gated setting. Montura is located at the southwest corner of Canal Boulevard and Palm Valley Road in Ponte Vedra Beach.

Seven homes in Montura are under construction, including a new model and a showhome available for purchase. Scheduled for completion later this year, the new model home features the company’s Mirasol plan with over 3,600 square feet.

Home and homesite packages at Montura are priced starting in the mid-$800s.

Beazer model in Bartram Park

Beazer Homes recently opened its newest townhome model at Sumerlin at Bartram Park.

The new model, The Coral, is a two-bedroom, two-and-a-half bath home with loft. The model also features a covered patio, nine-foot ceilings on the first floor and vaulted ceilings on the second.

In addition to The Coral, Beazer Homes is presenting its Sunray floor plan, a plan similar in size and design to The Coral. Beazer Homes’ Sumerlin Townhomes are priced $170s and are already more than 50 percent sold out.

Toll shows Nocatee area

Toll Brothers recently held a preview event to give real estate professionals a first glimpse of Coastal Oaks at Nocatee.

Toll Brothers is building nearly 900 homes in Coastal Oaks, including four of its luxury single-family product lines, and one of its townhome lines. The company recently started site clearing and construction and expects the first residents by early fall 2007.

Coastal Oaks will be a private, gated community featuring luxury single-family estate homes, neo-traditional homes, townhomes, and village homes.

Darlington takes Amelia condos

Amelia Island’s Darlington Realty Inc. recently became the marketing agent for Cape Sound on Amelia Island and The Tuscany at Marsh Lakes. Both condominium communities are being developed by Allegiance Development.

Located on the Amelia River across from Amelia Island, The Tuscany at Marsh Lakes just released its second phase for sale. Cape Sound on Amelia Island features old-Florida, tropical-style architecture, and the final phase featuring all lakefront views has been released for sale.

Standard sets new procedures

Standard Pacific Homes will have new inspection procedures homeowners approach the closing date on their new homes.

The builder is taking a new approach to expedite the walk-through process and is also offering a new “move-in, touch-up” procedure to ensure buyers are completely happy with their home purchases, even after move-in day.

Standard Pacific’s new walk-through procedure consists of three stages: The first stage, “The Superwalk,” involves a joint effort between the warranty department’s field coordinator and the site superintendent. These professionals investigate the home for any cosmetic problems and correct them within a week.

During the next stage, the “Buyer Walk,” the buyer examines the home for any problems. Any problem the homebuyer finds during this stage of inspection is corrected within a week, the company says.

The last step of the closing inspection process is the “Sign-Off Walk.” This takes place after all corrections have been made and contracts are ready to be signed.

The new three-stage inspection procedures are now being implemented in many Standard Pacific communities including Amelia View, North Creek, Hickory Village, MuraBella, Silver Leaf and The Oaks.

Mercedes has new model

Mercedes Homes has opened the Phoenix, a new two-story beach home in the home builder’s Anastasia Island community of SeaGrove. The Phoenix is a three-bedroom, two-and-a-half bath home that includes 2,240 square feet of living space and is priced from the $600’s. The home includes a master suite with his-and-her sinks, a sunken tub, walk-in shower and large walk-in closet. The second floor features two additional bedrooms and a Jack-and-Jill bathroom which includes a window seat.

Realty company has new office

Floridian Lifestyles Realty has opened a branch office in Fernandina Beach, having been named the sales company for Waterman’s Bluff in Nassau County.

Waterman’s Bluff will have 142 estate residences. Homes are priced from $1.2 to $3 million and will range in size from 2,000 to 6,500 square feet.

Horton opens Biscayne model

D.R. Horton has its new Biscayne model now open at Hunters Walk in west Jacksonville. Model hours are Monday -Saturday; 10 a.m. to 7 p.m.; and 12 p.m. to 6 p.m. on Sunday. The floorplan has 1,740 square feet of living space. Interior features include four bedrooms and two ample baths. Homes are priced from the $190’s.

‘Monty’s Club’ awards $10,000

Membership in Morty’s Elite Club, a special promotion presented by Morrison Homes, has soared since its launch early this year. Realtors who sell a new Morrison home during 2006 become a Morty’s Elite Club member.

The promotion consists of a series of drawings in which Realtors have the opportunity to win a variety of items including gift certificates, weekend getaways and a chance to win the grand prize of $10,000. The most recent winner in Morty’s Elite Club was Tom O’Connell of Watson Realty Corp. of Amelia Island who received a gift card for a 42-inch plasma television.

The next drawing will be held Oct. 1 and will present the winner with a weekend at the Casa Monica Hotel in St. Augustine or the Ritz Carlton on Amelia Island. The winner from the Dec. 30 drawing will spend a weekend at Universal Studios or Disney World in one of their finest deluxe resorts.

Morrison Homes will conclude its Morty’s Elite Club promotion with a final drawing of Realtors who sold a Morrison home during 2006. On Jan. 5, one business card will be selected and the winner will receive $10,000. The winning Realtor will also have a party thrown at his or her office.

Oakbrook model now open

Mattamy Homes’ has opened a model in Oakbrook, a development in North Jacksonville. The four-bedroom home, with an added garage bonus room and bath has more than 2,400 square feet of living space and is called the Savannah. Homes at Oakbrook are priced from the $195’s and there will be 52 homes on 60-foot homesites in the community.

Pru subsidiary adds 2 condos

Builder Sales & Marketing has expanded its presence in the fast-growing market of condominium conversions. The Prudential Network Realty division is now marketing Hawthorne Highlands in Orange Park and The Preserve at San Jose on Jacksonville’s Southside. Both properties are condominium conversions. Villas Development, a Chicago-based developer with more than 20 years experience in condominium conversions, is behind the conversion of Hawthorne Highlands while The Preserve at San Jose is a project of Denver-based Sagebrush Development, an 11-year-old real estate development company.

‘Square’ working at Palencia

Construction is underway at Village Square at Palencia, a new mixed-use development by Trident Realty Corp. Located in Palencia Village, Village Square features 24 residential condominiums above 21 office/retail condominiums. The development’s completion is expected in Spring 2007.

Village Square will be a four-story building with Spanish-inspired architecture. It has a private gated entry, garage parking and views of the golf course, tennis court and pool. There are a limited number of one, two- and three-bedroom residences. available for sale.

The condominiums range from 1,227 to 2,574 square feet and are priced starting in the mid-$300s.

The retail/office condominiums are nearly sold out with only one unit remaining. The available office condominium is approximately 1,686 square feet and priced at $598,000.

Rolling River: 10 homes left

Engle Homes has 10 homes remaining at Rolling River on Jacksonville’s Northside. Three of which are ready for immediate move-in and the remaining seven are expected to be complete this month.

The three homes being offered are the 1,797-square-foot Emerald floor plan and two 1,745-square-foot Amelia homes. The Amelia is a four-bedroom, two-bathroom home and the Emerald has three bedrooms and two bathrooms.

They are priced from the $190’s.

Creekside model is now open

Mercedes Homes has opened the Sadie Cay model home at Creekside Oaks, one of the homebuilder’s newest communities in Jacksonville. Priced from the high-$200,000s, Sadie Cay offers four bedrooms and three full bathrooms in 2,609 square feet of living space.

Creekside Oaks is in west Jacksonville. From I-10, exit south onto Chaffee Road. Turn left onto Normandy Boulevard and left onto Blair Road. From I-295, exit west onto Normandy Boulevard. Turn right onto Blair Road.

Eight homes ready at Palencia

Trident Realty Corp has eight villa homes available for immediate move-in at the Villas of Augustine Island.

The Villas of Augustine Island, a gated community of 40 villa homes, are located north of Palencia Village and near the first tee of the acclaimed Arthur Hills golf course at Palencia. Membership to Palencia Golf Club and Serenata Beach Club is included with purchase of a villa home.

SRG gets new offices

SRG Homes & Neighborhoods has purchased and moved into a new office in Jacksonville’s Springfield area at the corner of North Market and East 7th streets.

SRG’s office was previously located on North Laura Street. The new office space, formerly the home of Faith Deliverance Assembly, encompasses 5,350 square feet and covers half of a city block, which is zoned for mixed-use development.

The new space provides SRG with additional room for building custom architectural designs and growing with their partners’ skills.
