The two have worked together at ICI’s North Hampton community located just west of Amelia Island since September 2005. They are now marketing the Amelia National community that is located in the same area.
HOW DID THEY BECOME A TEAM?
“I was selling at Hampton Park in a different partnership and we sold out of that,” said Faubel. “Krystel was selling at South Hampton in a different partnership and then moved up to North Hampton. It was a good opportunity for us, so they talked to both of us about North Hampton and Amelia National and we decided the partnership was a great opportunity. We have similar value systems and feel we are very blessed to be partners.”
FAUBEL’S HISTORY.
Faubel has been with ICI Homes for nine years. She started selling homes in The Woods. Other communities she has sold in are Ocean Cay, Turtle Shores, Royal St. Augustine and Hampton Park. Before ICI, she worked for Bovis Homes and before that she was in Ohio doing property management. “I moved here and got my real estate license,” said Faubel. “I chose site sales because I just moved here and it was a logical choice not to have to find my way around [to sell real estate].”
DAILEY’S HISTORY.
Dailey has been with ICI Homes for five years. She started selling in South Hampton and then moved to North Hampton. Before real estate, she was a teacher’s assistant for the Duval County School System. Her sister-in-law was a site agent for ICI and after her children graduated high school, she decided to become a site agent and start selling real estate.
HOW DO YOU LIKE BEING A SITE AGENT?
“I love it,” said Faubel. “It is a good opportunity and ICI gives us great communities and models. Obviously I love it since I’ve been doing it for nine years.”
Dailey said she loves it as well. “I love the homes we sell and I believe in the product.”
WHAT DOES YOUR JOB ENTAIL?
They are both required to work five days a week, including weekends. So, they take their days off during the week, but one of them is always at the model during working hours. They also have an assistant to help out.
“We do very little sitting,” said Faubel. “We do the marketing, delivering flyers, following up with Realtors, walking lots with customers and following up with customers. Our activity level is very high.”
They also create reports for LandMar Group, LLC, the developer of North Hampton.
“We are very busy,” said Dailey. “We are servicing clients who are in the building process, do pre-construction meeting with the builder and the buyer, and we walk houses with customers. They allow us to pick our speculation homes. We decide which home will be on which lot and where to place it on the lot.”
Faubel said that’s where partnerships really come in handy. “You want to do something that is very marketable, so we have each other to bounce those ideas off of each other,” said Faubel.
STRENGTHS EACH OF YOU BRING.
“Krystel has a lot of attention to detail,” said Faubel. “She gets everything into Multiple Listing Service and other detailed-oriented tasks. We are both good with people. Krystel is also good at analyzing the market as far as what is going to sell.”
“One of Connie’s strengths is that she reads people and the situation well,” said Dailey. “She is a great problem solver.”
HOW DO YOU COMPLEMENT EACH OTHER?
“We support each other in aspects of the partnership and that’s why it works so beautifully,” said Faubel.
“We have a lot of communication and we talk everyday,” said Dailey. “We share all the customers and there is no competition. We have a task book that is set up like a phone log so if anyone calls, we write it down and leave notes for each other. That way the other person can come back from being off, look at the book and be up to speed.”
Also, since they have two different personalities they can match a customer with which ever one of them best suits them, if needed.
“If one of us is having a difficult time working with someone, it might be a better fit for the other to work with that person,” said Dailey.
HOW DOES YOUR BACKGROUND HELP YOU IN REAL ESTATE?
“Meeting people and finding a match,” said Faubel, who was in property management before real estate. “It’s still reading people, finding out what they are looking for and solving their problems.”
Dailey said her people skills from working with children and parents have helped her in real estate. Also, her experience with computers while working at the school board has helped her in creating flyers and marketing the communities.
ABOUT NORTH HAMPTON AND AMELIA NATIONAL.
North Hampton is in its last phase with about 20 lots left and about 12 speculation homes to sell. “We have about a year left at North Hampton and then will move over to Amelia National,” said Dailey. There will be a total of 750 homes in the community divided among the four. The Tom Fazio-designed Amelia National Golf Course recently opened.
PROFESSIONAL ASSOCIATIONS.
Faubel is a member of the Northeast Florida Association of Realtors and Dailey is a member of the Amelia Island/Nassau County Association of Realtors.
LESSONS LEARNED.
Faubel said she has learned to really listen to her customers and find them the house that is best for them. Dailey said she has learned to not pre-judge customers and to have patience with customers until they figure out what they want.
ADVICE FOR NEW SITE AGENTS.
Both say: shadow another site agent. “It’s good for them (new agents),” said Faubel. “They will realized pretty quickly that it’s fast-paced and they’ll learn everything that we do.”
