Lennar planning Arlington development

The undeveloped dunes along the west side of the Southside Connector in Jacksonville's Arlington area could soon sport rooftops.

A manager of Mill Creek II LLC, which recently bought the property from Mill Creek LLC, led by developer J.D. Collins, said the property already has been sold to Lennar Homes.

Andrew Norgart, the manager of Mill Creek II LLC, said last month the property has been approved for 188 single-family lots.

"We've gotten our permits and approvals for a residential subdivision," he said.

Property records show Mill Creek II LLC paid $1.35 million for the property in a sale that closed July 11. Norgart said the property was just sold to Lennar. He said he had it about 11 days.

Site plans refer to the project as Mill Creek at Kendall Town, referring to its proximity to the Kendall Town Center residential and retail project north of Regency Square mall.

Norgart said the subdivision will be accessible along Tredinick Parkway.

"We didn't have any plans," he said. "We got permits and approvals and started talking to some folks and it started to come together."

A site plan for Mill Creek at Kendall Town that has been reviewed by the City shows a 54.4-acre site at southeast Lone Star and Mill Creek roads. It is north of Regency Square Boulevard North.

North Florida Engineering Services Inc. is shown as the project engineer.

The property does not front the Southside Connector, which is the Southside Boulevard extension from Atlantic Boulevard to the Dames Point Bridge and Interstate 295.
