Microsoft store preparing for Jacksonville construction
The proposed Microsoft Corp. retail store is planned at 4791 River City Drive in spaces 107-113 at St. Johns Town Center. Shell construction has been approved at a project cost of $400,000. The City has been reviewing detailed construction plans for the 4,975-square-foot space that indicate a build-out cost of $3.1 million.
Villages at Kernan adding retail, apartments
LA Fitness, Academy Sports and 7-Eleven are the first retailers at Kernan and Atlantic boulevards, where developer Toney Sleiman plans for much more.
Sleiman won't divulge tenant names, although we understand a grocery store might be in the plans.
The City has been reviewing an application for the Villages at Kernan, described as almost 153 acres at Atlantic and Kernan boulevards.
The application for the mobility fee calculation shows 399,000 square feet of commercial space and 1,360 apartment units.
Fred Atwill Jr. of Atwill LLC is the agent, while Atlantic North LLC is the property owner.
Gate store files plans for Town Center
The City has been reviewing plans for the proposed Gate Food Store at Town Center Parkway and St. Johns Bluff Road South.
Jacksonville-based Gate Petroleum Co. plans a 6,300-square-foot convenience store on the 3.16-acre site.
Plans show a convenience store, car wash and gasoline sales.
Lawyer Paul Harden is the agent for Gate.
In May, Gate filed plans with the St. Johns River Water Management District for the new state after buying the property. Those plans showed a 6,600-square-foot convenience store with a 24-pump self-serve gas station and a car wash.
England, Thims & Miller Inc. is the project engineer.
Gate Petroleum bought the land May 14 from City National Bank of Florida as trustee for George H. Hodges Jr. Gate paid $4.72 million for the property.
It's the newest among Gate's Duval County projects.
On April 24, Gate opened its 11040 McCormick Road store in the East Arlington area. As of that day, Gate owned and operated 72 stores in the five states of Florida, Georgia, South Carolina, North Carolina and Kentucky.
A few weeks before, Gate paid $1.1 million for property at 3100 Emerson St. for construction of a new convenience store. It bought the property from DBSB Inc., whose president is J.C. Demetree Jr. The deed was signed March 25.
The existing Gate store at 3230 Emerson St. was constructed in 1969, property records show.
The new store apparently will replace the smaller existing store.
Five Points Village in review
The City is reviewing site plans for Five Points Village at 1012 Margaret St. The 17,287-square-foot retail building is planned on 1.29 acres between Forest and Post streets.
The center was damaged in a fire a year ago, in June 2012. Retail Properties Inc. is the developer. Peter Sleiman is the president of Retail Properties.
