Nocatee, Durbin make national top 50 list

Nocatee and Durbin Crossing are on a list of “Top 50 Master-Planned Communities” published by a national consulting firm.

A spokesman for John Burns Real Estate Consulting, a California-based company, said the list was compiled from interviews with developer representatives.

The 50 developments, said the report, accounted for 5.4 percent of new home sales in 2013.

Nocatee placed fifth and Durbin Crossing was 36th.

No. 1 was the massive The Villages complex north of Orlando. Florida has nine communities in the top 50, mostly in the southeast part of the state. Texas had the most at 17 including 13 in the Houston area.

The report added some conclusions from its interviews:

• “Waning lot supplies and development delays continued to lower sales in some communities.” The result was a 26 percent drop in volume over those on the 2012 list.

• “Some major communities are winding down.” Several in the Southeast and in Northern California dropped off the list because of weak sales.

• “Delayed lot deliveries slowed builders’ sales.” The spike in demand of late 2012 and early 2013 caused bottlenecks in the various approval processes.

• “Builders intentionally limited sales and raised prices in the first half of 2013.” Burns said this happened in the big states.

• “New home sales cooled in the second half of 2013.” While every region was affected, the big Maryland-Virginia area was hit hard by the government shutdown.
