Red Robin, Texas de Brazil joining Town Center Promenade lineup

Eight tenants, including the area’s first Red Robin Gourmet Burgers & Brews, Texas de Brazil Churrascaria Brazilian Steakhouse and Piada Italian Street Food restaurants, will open in the Town Center Promenade development by spring 2017.

The Shopping Center Group LLC announced Thursday the eight signed tenants also include an Aldi grocery store, Aspen Dental, Mattress Firm, Starbucks and Newk’s Eatery.

Core Property Capital of Atlanta bought 62.85 acres in January along Town Center Parkway across from St. Johns Town Center. About 30 acres can be developed and are designed for retail, hotel and multifamily projects.

The Shopping Center Group release said deals are pending for ground lease and build-to-suit deals on two remaining parcels.

Dallas-based Texas de Brazil Brazilian steakhouse operates at least 41 restaurants in 16 states, the District of Columbia and six international locations.

It describes itself as a Brazilian-American churrascaria, which means “gauchos” will come by the table and offer to cut meats off of a sword-like skewer.

Red Robin, based in Greenwood Village, Colo., operates more than 500 restaurants in the U.S. and Canada.

The chain is known for offering more than two dozen types of burgers with “bottomless steak fries.”

Piada, based in Columbus, Ohio, operates 26 restaurants in five states. Its menu features piadas, which are wraps baked on a stone grill and hand-rolled with fresh ingredients.

Construction should start mid-year and the Promenade should open in spring 2017.

Tom Mundy, an associate with The Shopping Center Group, said previously the Promenade also will include a lakefront restaurant and two hotels.

Core Property Capital intends to develop a multifamily project.

Mundy said in the release the development signals positive movement for the Jacksonville retail market.

Columbia Park LLC buys almost 13 acres in Southside

Columbia Park LLC bought 12.9 acres in Southside this week from LMI East Inc., led by Jody O’Donnell, based in Texas.

Columbia Park LLC paid $1.1 million for the land at 11901 Fayal Drive. The property is off Greenland Road.

LMI East issued a $1.05 million mortgage to Columbia Park LLC.

The deed and mortgage were executed Tuesday and recorded Wednesday with the Duval County Clerk of Court.

Columbia Park LLC is managed by Emir and Elvis Hrustic. Emir Hrustic said Thursday the property would be used as a storage center.

Columbia Park LLC owns 6.86 acres at 6948 Fayal Drive S., adjacent to the property it bought this week. Hrustic said several transportation companies lease space there.

Linton buys Cycles of Jacksonville property

Lake City-based developer and investor Micah Linton bought the Arlington property owned by Cycles of Jacksonville this week.

Cycles of Jacksonville President Gregory Mackey said Thursday the business would remain on the property and lease from Linton.

“We have been here since 1983 and we have no intention of leaving,” Mackey said. The business has 15 employees, he said.

Mackey said it was a business decision to sell the property to Linton. The business remains the same, he said.

Through Rimrock Cycles LLC, Linton paid $1.9 million for the property at Atlantic Boulevard and Alton Road. He bought it from Cycles of Jacksonville Inc.

Mackey signed the deed as president of Cycles of Jacksonville, based at 8209 Atlantic Blvd.

Ameris Bank issued a $1.43 million mortgage to Rimrock Cycles.

The deed and mortgage were executed Tuesday and recorded Thursday with the Duval County Clerk of Court.

Linton said the acquisition was an opportunity to diversify its holdings.

The company bought 3.2 acres among seven parcels of property, according to the deed and property records. The parcels include a sales showroom, warehouse, service garage, parking lot, open storage, and vacant commercial land.

Cycles of Jacksonville sells new and used ATVs, motorcycles, scooters, utility vehicles and power equipment.

Fidelitone relocating, doubling in size

Newmark Grubb Phoenix Realty Group announced that First Vice President Dan Stover represented Fidelitone in leasing 48,000 square feet of space at 7022 A.C. Skinner Parkway for warehouse storage and distribution.

Dan Santinga, director of leasing with Lingerfelt CommonWealth Partners, represented the landlord, Greenfield Partners LLC, which owns Liberty Business Park.

Fidelitone will relocate from 22,000 square feet nearby at 6631 Executive Park Court N. in Center Point Business Park. Stover represented Fidelitone in that initial lease.

Center Point also is owned by Greenfield Partners.

Fidelitone, a logistics company, provides delivery, order fulfillment, storage, management and transportation services.

Newmark Grubb said the new facility is strategically located to provide last-mile delivery to Northeast Florida and Southeast Georgia customers while allowing for more client growth.
