The Local on the way to San Jose Boulevard

Roost Restaurants LLC received approval to renovate space along San Jose Boulevard for its new concept called The Local.

The city issued a permit Friday for Toney Construction Co. Inc. to renovate almost 2,700 square feet of space at the Shops of Granada at a cost of $348,500 for The Local.

It is designed as a counter-service concept focusing on breakfast, lunch and tapas.

Partner Ted Stein said in early January it also will offer coffee, wine and local beer.

At 4578 San Jose Blvd., the location is in the Miramar and Granada area, between San Marco and Lakewood. Established and historic neighborhoods surround the location.

Toney Construction will build-out the 65-seat restaurant in part of the 4,000-square-foot building. The remaining space is for lease.

Stein, a partner in Roost Restaurants, said The Local is expected to open June 1.

Roost Restaurants is led by Stein as its president and CEO. Its chairman is Jack Charles “JC” Demetree III.

Shops of Granada is owned by a Demetree family entity.

The building, developed in 1957, has been vacant for more than a year and previously operated as a convenience store, hair salon, pet grooming service and karate studio.

Roost Restaurants also wants to open in Riverside, but has faced zoning challenges.

Domino’s also building-out

A few blocks south of The Local, Speed Construction Services Inc. is building out space for Domino’s at 5025 San Jose Blvd. near Lakewood.

The almost 2,000-square-foot pizza restaurant is a $200,000 job.

Blo Blow Dry Bar approved at Hurst Plaza

Continuing along the route, the Blo Blow Dry Bar chain was approved for build-out in Hurst Plaza at 9210 San Jose Blvd., No. 4.

Bent Construction LLC is the contractor for the 1,161-square-foot renovation at a cost of $77,000.

Blo Blow Dry Bar, based in Toronto, said previously it will debut in Jacksonville early this year. Its franchise partner is Ken Elmore.

Hiring can be 10-15 stylists.

The salon doesn’t cut or color — it washes and styles hair “into runway ready locks in no time,” says the site.

Daily’s building along San Jose

And not far from there, the city has issued permits for First Coast Energy LLP to develop a 5,700-square-foot Daily’s gas station and convenience store as well as a car wash at 9551 San Jose Blvd. at a cost of $1.54 million.

The project, to be built by C. & R.  General Contractors Inc., is at San Jose Boulevard and Sunbeam Road.

Wawas moving along

Site demolition was approved Friday for W.R. Townsend Contracting Inc. to remove two buildings at 6781 and 6767 Wilson Blvd. in West Jacksonville for construction of a Wawa gas station and convenience store.

The demolition permits total $50,000.

The city also issued a mobility fee calculation certificate for Wawa to develop on 4.9 acres at 9731 Beach Blvd. on the site occupied by the Southside Estates Shopping Center.

A mobility fee of $180,528 was calculated for the 6,119-square-foot Wawa.

Engineer England, Thims & Miller Inc. said in a letter to the city that 25,880 square feet, or about half, of the shopping center at Beach and Southside boulevards will be demolished for Wawa, which will have 16 fueling positions.

And the St. Johns River Management District has been reviewing the proposed Wawa at Blanding Boulevard and Henley Road in the Middleburg area of Clay County.

The three are among 11 sites identified for Wawa’s entry into Northeast Florida. All are 6,119 square feet.

First Watch OK’d along Southside

First Watch is rising along Southside Boulevard.

Skyline Construction Inc. pulled a permit Friday to renovate 3,444 square feet at Village Commons, a new shopping center in development at 4492 Southside Blvd., across from Tinseltown.

The permit for the $347,903 project will provide for a commercial kitchen and interior partitions and furnishings as well as mechanical, engineering and plumbing systems.

Rimrock Companies is developing Village Commons.

A First Watch spokeswoman said previously the company should hire about 25 people and open about May. It will occupy one end of the center, allowing for patio seating.

First Watch, The Daytime Café, operates for breakfast, lunch and brunch.
