The Howell at the Preserve Apartments at 780 Island Point Drive sold Aug. 15 for $37.75 million.
The purchase involved two structures on the same property.
The first consists of three apartment buildings, a clubhouse and storage unit on 20.32 acres. The other is a single building on 2.45 acres. The apartment complex was built in 2023.
The Becovic Management Group of Fishers, Indiana, sold the property through The Preserve at Island Pointe LLC.
It was purchased by Safe Harbor Investments of Knoxville, Tennessee, through Preserve at Jax Propco LLC. Safe Harbor specializes in multifamily unit investments. It has more than 14 communities and more than $125 million in assets.
The Howell has one-, two- and three-bedroom apartments equipped with one and two baths. They range in size from 874 to 1,455 square feet. Rents are $1,539 to $1,859, according to apartments.com.
The apartment buildings are four stories and contain 192 units. The unit price is $196,614.
They are locate north of the Trout River Bridge and 2 miles west of the Jacksonville Zoo and Botanical Gardens.
The community is gated, with a pool, courtyard, gas grill area, clubhouse and conference rooms. It is smoke-free.
Other features include smart key entry, Wi-Fi enabled work space, a coffee and tea bar, private garages for rent and a 24-hour fitness studio. Washers and dryers are included.
The land sold in May 2017 for $1.125 million.
