Indian marketplace Patel Brothers plans to anchor the developing Shops at Racetrack Rd in St. Johns County.
Atlantic Retail Executive Vice President Scott Giles, who represents the center, said in a Dec. 8 LinkedIn post that the grocery purchased 4.25 acres and intends to build a 20,000-square-foot store.
The sale has not been recorded with the county clerk’s office and no permit applications are filed.

Shops at Racetrack Rd is at 4560 Race Track Road off St. Johns Parkway about 3 miles west of Interstate 95.
It would be the second Northeast Florida store for Patel Brothers. It has operated at 9551 Baymeadows Road in Jacksonville for about a decade.
Patel Brothers was founded in 1974, opening its first store in Chicago. The company website says it operates 52 stores across Arizona, Florida, Georgia, Indiana, Maryland, Michigan, New Jersey, New York, North Carolina, Ohio, Pennsylvania and Virginia.

Hours vary by store. Some locations offer delivery.
The Patel Brothers website says it offers South Asian grocery and spice products that “reconnect people with the familiar flavors of India.”
Houston-based Hunington Properties is developing Shops at Racetrack Rd through St. John’s at Racetrack LLC.
The company bought 7 acres for the project in 2022 for $8.5 million and broke ground on the development in August 2024.
Confirmed tenants include Another Broken Egg Cafe, Avecina Medical urgent care, South Asian establishment Desi Chowrastha, Dutch Bros Coffee, Heartland Dental and McDonald’s. A KFC announced in August 2024 did not materialize, according to Atlantic Retail.
