A proposed rezoning in St. Johns County could clear the way for a recreation destination featuring two 18-hole miniature golf courses and more.

Nothing Putt Fun & Games is a planned two-story, 32,000-square-foot facility with a 22,000-square-foot outdoor course on 2.78 acres of a 4.5-acre site at 7250 and 7280 U.S. 1 N., about a half-mile south of International Golf Parkway. 

Civil engineer Gulfstream Design Group submitted the rezoning request to the county July 10. The application seeks to change the site’s zoning from Commercial Neighborhood to Commercial Highway Tourist, which permits a broader mix of commercial and tourism-related uses along major roads.

According to the application, the goal is to “create memorable experiences for families, friends, and groups while promoting social interaction and active recreation.”

The land comprises two parcels owned by St. Augustine-based Reit LLC.

Applicant Barrett Tennant said he is under contract to buy the property.

The county is reviewing project design plans submitted July 14.

Nearby mini-golf courses include Adventure Landing St. Augustine, Anastasia Miniature Golf and Ripley’s Bayfront Mini Golf, the county’s oldest course, built in 1949.

Tennant, a former sales manager for Breakthru Beverage Group, said he is seeking a single investor to help finance the project. Breakthru Beverage is based in New York and Cicero, Illinois.

Tennant called the location ideal due to its proximity to St. Augustine and the Palencia master-planned community, which has a median household income of $115,574, according to the Berkshire Hathaway HomeServices Florida Network Realty website.

In addition to the indoor and outdoor golf courses, Tennant said the facility’s “wow factors” will include a full bar with a “19th hole,” food trucks, televisions, and a mix of classic and current arcade games. Site plans show 117 parking spaces.

The St. Johns River Water Management District is reviewing an application for an environmental resource permit, required in Florida for most construction that could affect surface water flow, wetland or water quality.

The St. Johns County Development Review Committee is scheduled to discuss the project Aug. 6. The Planning and Zoning Agency will make a rezoning recommendation to the Board of County Commissioners.

Approvals are required before a building permit can be issued. Tennant said he hopes to open Nothing Putt Fun & Games within a year.
