Dutch Bros, Chipotle joining site at Normandy and I-295

The property is being cleared for development in West Jacksonville.

Pursuit Development LLC is clearing a site of about 4.5 acres at southeast Normandy Boulevard and Fouraker Road for Chipotle Mexican Grill, Dutch Bros Coffee and future construction.

The city issued a permit July 18 for Elfrink Custom Construction Inc. of Oviedo to demolish buildings to make room for a stand-alone Chipotle at a project cost of $60,000 on 3.8 acres. The restaurant will take less than an acre.

The city already has permits to Elfrink to build the 2,355-square-foot shell Chipotle building at $500,000 and build it out at $300,000.

At the same time, the city is reviewing a permit application for construction of a 986-square-foot Dutch Bros drive-thru and walk-up kiosk on less than an acre at an estimated project cost of $550,000 at that address.

The address is 7952 Normandy Blvd. in West Jacksonville, near southwest Interstate 295 and Normandy Boulevard.

Pursuit Development LLC of Albany, Georgia, is the developer.

On June 23, through PD St. Cloud LLC, it paid $2.325 million for 3.52 acres and $850,000 for an adjacent 0.92-acre site.

The Chipotle and Dutch Bros, shown at the same address, are on a site plan divided among three parcels.

Dutch Bros is on Parcel 1. Chipotle is on Parcel 2. 

A 2.9-acre Parcel 3 parcel indicates a future side-by-side 2,450-square-foot restaurant and 3,750-square-foot commercial space.

Curt Scott, Pursuit Development co-founder and managing principal, said July 22 that Parcel 3 is available for sale, lease or build-to-suit.

He said Pursuit Development will be the landlord for Chipotle and Dutch Bros Coffee.
