The site of a closed Speedway gas station in Orange Park is proposed to be redeveloped with a fast-food restaurant and a drive-thru coffee shop in a project called Robin’s Nest Plaza.

It is planned at 609 Blanding Blvd. near Robin Road.

The identities of the concepts have not been disclosed, but the size and layout of the buildings in a preliminary site plan resemble those of Tex-Mex chain Chipotle and Oregon-based drive-thru coffee brand Dutch Bros.

The conceptual design of Robin’s Nest Plaza in Orange Park shows a 2,285-square-foot restaurant with a drive-thru. The drive-thru coffee shop is planned at 986 square feet.

The fast-food restaurant is planned at 2,285 square feet. The coffee shop is 986 square feet. Both have drive-thru lanes.

Clay County and the St. Johns River Water Management District are reviewing applications for Robin’s Nest Plaza.

Portland, Oregon-based Cole Valley Partners is overseeing development. Jacksonville-based Taylor & White is the civil engineer.

The Robin’s Next Plaza is the former Speedway gas station at 609 Blanding Blvd.

Speedway LLC owns the approximately 1.4-acre parcel.

Within 2 miles of the site on Blanding Boulevard are several other drive-thru coffee shops, including Red Owl, Starbucks, Ellianos and Dunkin’. A 7 Brew is also planned nearby, according to a permit application under review.

Cole Valley Partners frequently works with Dutch Bros. The developer’s website includes testimonials from the coffee chain’s leadership.

“CVP is one of our leading build-to-suit developers nationwide,” Dutch Bros Senior Vice President of Development Aaron Harris said on cvpre.com. “Beyond this core part of our relationship, we’ve been working closely with the firm to support the entitlement, permitting and construction of multiple ground lease projects. The service provided by CVP helped complement our internal team’s expertise and accelerated the pace of delivery of several stores to help us meet our ambitious growth goals.”

Cole Valley Partners has developed or converted existing sites into Chipotle locations in Oregon, Texas and Washington.
