Planned senior living property in Beachwalk sold for $4.8 million

The site of a proposed senior living facility in the Beachwalk community of St. Johns County has changed ownership ahead of construction.

According to the St. Johns County Clerk of Courts, Naples-based St. Johns LLP and National Four Star Development LLC sold the 5.5-acre property June 19 to Protea Senior Living St Johns LLC for $4.8 million.

California-based Protea Capital Partners is the developer. Irwin Partners Architects of Costa Mesa, California, is the architect.

According to its website, Protea is planned as a “181,000 square foot luxury senior campus.”

The website shows 82 independent living units, 66 assisted living units and 24 memory care units.

Amenities include a movie theater, hair salon and spa, golf simulator, fitness center with therapeutic equipment, bar and grill, library, clubhouse and flexible activity rooms for yoga, music, art, lectures and religious gatherings.

Outdoor features will include a terrace for dining and entertainment, pool, bocce court, pickleball court and dog run.

Construction is expected to begin in September 2025, with an opening planned for July 2027.

Proteia plans to have a pickleball court, movie theater, hair salon and spa, golf simulator, fitness center with therapeutic equipment, bar and grill, library, clubhouse and flexible activity rooms for yoga, music, art, lectures and religious gatherings.

Its design differs slightly from plans submitted by Jacksonville-based Prosser | Prime AE to St. Johns County on March 3.

That proposed project, which wasn’t named, was a four-story, 179,796-square-foot building with a slightly different layout and about the same number of units. A pool and pickleball court also were included.

Prosser | Prime AE requested a JEA service availability determination Feb. 13. The municipal utility issued a letter Feb. 26 confirming connection details.

As of June 20, the county had not received a development application for the project.

Protea would become the 16th senior living facility in St. Johns County. The closest is The Blake at St. Johns, about 4 miles west of Interstate 95 at 4414 County Road 210.

Beachwalk’s developers include Boca Raton-based Falcone Group, Pebb Enterprises and Jacksonville-based Lennar Homes.
