A commercial development that could include up to seven parcels for freestanding businesses is planned in Middleburg.

The project is at 1607 Blanding Blvd., a vacant 11.4-acre lot across the street from Annunciation Catholic School and St. Luke Catholic Church adjacent to Wawa.

It is about a half-mile south of a Waffle House and about a mile north of a cluster of restaurants that includes Whataburger, Chick-fil-A and Culver’s.

The sitemap for a commercial development at 1607 Blanding Blvd. in Middleburg shows it divided into seven parcels.

The property owners are siblings Michael Chao, Maurice Chao and Angela Chao Clark. The Ferber Co., a real estate development and investment firm based in Ponte Vedra Beach, is under contract to buy the land.

Prosser | Prime AE is the civil engineer. Ricky Ostrofsky of Franklin Street is the broker.

He said the developer is in “deep discussion” with several potential tenants, including a preschool that will anchor the development, fast-casual restaurants, an automotive parts retailer and a national coffee chain.

Ostrofsky said he listed the commercial property about two weeks ago.

He said the project’s preliminary plan is flexible and that the numbers of parcels and their acreage might vary.

Pending county approvals, Ostrofsky said Ferber will likely close on the property in early 2026, with site work and delivery commencing thereafter.

The Clay County Development Review Committee will review project plans at its meeting May 15 at the Clay County Administration Building at 477 Houston St. in Green Cove Springs.
