Two tenants are building-out at Village Crossing Center in Southside Quarter at southwest Butler Boulevard and Interstate 295.
The city issued permits Oct. 7 for Degree Wellness and Oct. 23 for Modern Aesthetic Centers.
Village Crossing Center comprises three buildings at 11525 Village Crossing Drive.
GBC Construction Services LLC of Jacksonville is the contractor for Modern Aesthetic Centers to build-out 2,275 square feet of space in Unit 2000 at a project cost of $398,102.
Skyline Construction Inc. of Jacksonville is the contractor for Degree Wellness, a sauna/cold plunge studio, in 1,882 square feet in Unit 3003 at a project cost of $360,000

Village Crossing Center comprises the two-story, 36,300-square-foot Unit 1000 shell medical office building, the 2,500-square-foot Unit 2000 and the 3,550-square-foot Unit 3000.
Construction permits were issued this year for the shell buildings at project costs of Unit 1000 at $3.175 million, Unit 2000 at $350,000 and Unit 3000 at $250,000.
Developer Paul Hassan said in March 2024 that Village Crossing Center was designed as three buildings totaling almost 43,000 square feet of space at northeast Gate Parkway and Village Crossing Drive. The site is north of Ikea along Gate Parkway.

Hassan, manager of Village Crossing Center LLC, estimated the project as a $7 million investment.
Hassan also is president and CEO of Modern Aesthetic Centers, which provides cosmetic injections, body shaping wellness and facial rejuvenation.
He said he would open a Modern Aesthetic Centers in the 2,500-square-foot structure.
Hassan said there is a shortage of Class A medical space in the Gate Parkway area, “especially with all the new roofs coming to the area,” referring to residential growth.
He said the main building was designed for multiple tenants but a single tenant can lease it.
Village Crossing Center LLC paid $2 million for the property Jan. 24, 2024, in a purchase from S-15 Land Holdings LLC, which is the Hines group.
