The city issued a permit Oct. 27 for construction of the four-story, 114-unit Everhome Suites, a Choice Hotels extended-stay brand, in the Regency area of Arlington.
Marlin Construction Partners Inc. of Lake City is the contractor for the wood-framed project on 2.42 acres at a project cost of $8.5 million.
The almost 58,000-square-foot building is planned at 1486 Solera Terrace, which is south of Lone Star Road/Tredinick Parkway, west of Southside Connector.
The site is west of the roundabout under construction to connect Lone Star Road to Tredinick Parkway.
The site is north of Regency Square Mall.
Initially generated in January 2024, the permit plans were corrected and updated several times, and expiration rules were extended.
Apartment-style suites
The 114 rooms comprise 68 kings, 33 double queens, six one-bedrooms and seven accessible rooms (four double queen, two king and one one-bedroom).
Everhome Suites are designed with apartment-style suites that have fully equipped kitchens, workstations, full-size closets, additional storage and “spa-like” bathrooms. Amenities include a fitness center, lounge, marketplace, guest laundry and meeting rooms. The outdoor amenity area includes firepits and built-in grills.
Some properties have pools, although plans for the Arlington hotel do not show one.
The city also issued a permit for a $40,000 project for an amenity storage building.
The site is on the western half of a 4.9-acre vacant parcel fronting Lone Star Road.
A deed recorded with the Duval County Clerk of Court shows that Indigo Shoppes LLC of Atlanta sold the 2.42-acre site July 8, 2024, for $1 million to SSH EH Hotel Property VII LLC.
That LLC, associated with ServiceStar Capital Management LLC, as the property owner, authorized Rimrock Development LLC of Lake City and civil engineer Taylor & White Inc. in July 2024 to serve as the agent.
Expanding chain
Hospitality industry website apartment-style suitesHotelManagement.net reported in September 2022 that Choice Hotels International signed an agreement July 29 with Colorado-based real estate investment firm ServiceStar Capital Management to develop 21 Everhome Suites hotels.
It reported the deal represented Choice’s largest investment in the brand, with Everhome Suites planned in Arizona, Colorado, Florida, Nevada and Utah over the following few years.
A St. Johns River Water Management District application listed Taylor & White Inc. as the civil engineer. Rimrock requested a modification within an existing stormwater system for the project.
The Duval County Property Appraiser lists Rimrock Hospitality Jax LLC as the owner-contact for the property. The Duval County Tax Collector shows Rimrock as the account holder.
ChoiceHotels.com shows 20 U.S. Everhome locations in 13 states and one in Canada.
The Florida hotel is in Ocala.
Choice Hotels describes Everhome Suites as a new construction, midscale extended stay hotel. An online search at the Ocala hotel found a rate of $108 for a one-room, one-guest booking for Oct. 31.
Choice, based in Rockville, Maryland, said in a Nov. 14, 2023, news release that it had 60 Everhome Suites properties in the pipeline.
The first two Everhome Suites hotels opened in Corona, California, and Newnan, Georgia.
