Dutch Bros Coffee wants to build on the site previously identified for it at southeast Beach Boulevard and Spring Glen Road, next to where a closed ABC Fine Wine & Spirits is being converted into a Dollar Tree.
It will be one of at least 12 area Northeast Florida sites for the Oregon-based freestanding coffee kiosk chain that has been expanding into Florida.
The city is reviewing a permit for Dutch Bros to build a 986-square-foot coffee kiosk on 1.05 acres at 5430 Beach Blvd. at an estimated cost of $550,000.
Galloway & Co. Inc. of Atlanta is the architect. England-Thims & Miller Inc. of Jacksonville is the civil engineer.
The scope of the construction is two aisles that feed to one drive-thru window. There is no indoor or outdoor seating and there is a small parking area to serve one walk-up service window.
The permit and plans show the owner and developer to be Pursuit Development of Albany, Georgia.
The city issued a mobility fee calculation certificate June 17 for the project.
The vacant site is now owned by J&J Real Estate Ltd., based at the ABC Fine Wine & Spirits headquarters in Orlando.
Dutch Bros would be developed on the vacant side of the 2.26-acre site where ABC operated.
Chris Quarles, vice president of real estate for ABC Fine Wine & Spirits, said July 3 that the property ownership is selling the corner to a buyer/developer, but he was not sure what was planned there.
The DutchBros.com site shows four locations are open in Northeast Florida.
The first area Dutch Bros opened in August 2024 at 50 McCoy Way in St. Augustine, about a half-mile north of a Publix at the Shoppes at Palencia Commons.
Three have since opened at 5733 Roosevelt Blvd. near Winn-Dixie in West Jacksonville; at 7720 Argyle Forest Blvd. in Southwest Jacksonville; and at 10913 Baymeadows Road in the Winn-Dixie-anchored Point Meadows center west of I-295.
Seven more Dutch Bros Coffee sites have been identified in Harbour Village at northwest Atlantic Boulevard and San Pablo Road; in Flagler Center at Flagler Center Boulevard and Old St. Augustine Road; at northeast San Jose Boulevard and Loretto Road in Mandarin; at southeast Normandy Boulevard and Fouraker Road; and in St. Johns County at the Shops at Race Track Rd, in Elevation Pointe and at Florida 16 and Green Acres Road east of Interstate 95.
Besides specialty coffee, the company sells its Dutch Bros Rebel energy drink and Nitro Cold Brew coffee.
It offers teas, lemonades, smoothies and its signature Dutch sodas.
Dutch Bros has a limited menu of pastries, granola bars and muffin tops with no cooking on-site.
In 2023, Grants Pass, Oregon-based Dutch Bros announced its intentions to enter Northeast Florida. The name is pronounced “Bros” and not as “brothers.”
Dutch Bros started in 1992 and it became a public company in 2021 with the formation of Dutch Bros Inc. It is listed as BROS on the New York Stock Exchange.
It had 1,043 locations in 19 states as of June 30, 2025.
ABC and Dollar Tree
The Beach Boulevard property is seeing more change.
The city issued a construction permit Aug. 19 for the closed ABC Fine Wine & Spirits store to be converted for Dollar Tree.
Dollar Tree is a Chesapeake, Virginia-based chain of discount retailing.
Barrett Construction Solutions LLC of Zebulon, Georgia, is the contractor for the $277,860 project to renovate the 10,035-square-foot store at 5440 Beach Blvd.
Orlando-based ABC Fine Wine & Spirits is listed as the landlord. J&J Real Estate Ltd. is the property owner.
The store was built in 2007 on the 2.26-acre site.
ABC Fine Wine & Spirits has at least 15 stores in Northeast Florida.
Locations.DollarTree.com says there are 55 Dollar Tree stores in the Jacksonville area.
