Spliff’s Gastropub permit issued for Atlantic Beach

The restaurant, with locations Downtown and in Bayard, is leasing in the Reef Retail Shopping Plaza along Mayport Road.

The city issued a permit April 1 for Spliff’s Gastropub to build-out in the Reef Retail Shopping Plaza along Mayport Road in Atlantic Beach.

Bemar Services Inc. of Jacksonville is the contractor for the $467,606 project to renovate 4,260 square feet of space at 2755 Mayport Road. The property is near Atlantic Beach, Mayport Naval Station and Kathryn Abbey Hanna Park. 

A site brochure for Reef Retail Shopping Plaza shows that Spliff’s will lease Units 1, 2 and 3 at the end of one of the plaza’s two buildings. The brochure shows it will occupy 4,081 square feet, and plans show interior and patio seating.

Colliers Senior Associate Jason Hinson represents the landlord in leasing the new center, which comprises the 11,458-square-foot, multitenant Reef Retail South at 2775 Mayport Road and the 15,465-square-foot Reef Retail North at 2771 Mayport Road.

The plans show at least 134 seats inside with 116 table seats and 18 at the bar, and 48 seats outside on a patio.

Drivas Architecture Inc. of Starke is listed as the architect. Reef Retail Acquisition LLC, part of The KABR Group LLC of New Jersey and The Klotz Group of Companies of Atlantic Beach, is the landlord.

Spliff’s previously confirmed on social media it will open in the Mayport area of Atlantic Beach.

Calling itself “A Food and Drink Joint,” Spliff’s serves burgers, sandwiches, rice bowls, its signature macaroni and cheese, salads, sides, beer drafts and cans, and other drinks.

Spliff’s has two locations, one Downtown at 100 E. Forsyth St. and one in the Bayard area at 14985 Old St. Augustine Road in Durbin Crossing Shoppes. 

Reef Retail Shopping Plaza is at the entrance to the 456-unit luxury The Reef Oceanside Apartments. 

The site brochure shows retail spaces start at 800 square feet.

The buildings are on 2.5 acres. Property records show they were built in 1966 and 1995.

Reef Retail Acquisition LLC, led by Jeff Klotz, bought the properties between 2019 and 2021.

The Klotz Group of Companies, led by Klotz, is described as a private equity real estate investment platform serving as the parent company for a group of operating subsidiaries, investment partnerships, funds and ventures, according to its website.

The Klotz Group and KABR Group also developed The Reef Oceanside Apartments, which are at 2753 Mayport Road.
