Dutch Bros Coffee takes step in East Arlington

The drive-thru kiosk, one of at least 15 identified in Northeast Florida for the chain, is proposed at Monument and McCormick roads.

In a move involving one of 15 developed or identified sites for Dutch Bros Coffee in Northeast Florida, the city issued a mobility fee calculation certificate April 1 for a coffee kiosk on land in East Arlington. 

The city calculated a fee of $1,271 to support the development impacts of a 990-square-foot Dutch Bros with two lanes on 1.23 acres. The two lanes would merge into one at the window. There is no indoor or outside seating.

The site is at 2490 Monument Road, south of McCormick Road and the Watson Realty Corp. office.

The mobility files show that Watson Properties 1 LLC owns the land and intends to sell the kiosk site to Pursuit Acquisitions LLC of Albany, Georgia. Pursuit would develop the site for Dutch Bros.

Watson Properties 1 LLC is led by William A. Watson Jr. and William A Watson III, who lead Watson Realty Corp.

Jacksonville-based England, Thims & Miller Inc. is the civil engineer for the project.

The Watson Realty office is next to a Wawa gas station and convenience store at the corner of Monument and McCormick roads.

The Dutch Bros project has been in regulatory reviews.

The St. Johns River Water Management District received a pre-application Oct. 15, 2025, for Dutch Bros on Monument Road. 

At the same time, city utility JEA issued a service availability letter the same day for an unidentified coffee shop with a drive-thru that matches the description of Dutch Bros at 2490 Monument Road.

It is described as a 950-square-foot building with a drive-thru, which matches the size of Dutch Bros kiosks, which also do not offer seating inside or outside, and is labeled as “Monument Road Coffee Shop.” 

A JEA application means a project is in consideration but is not certain.

England-Thims & Miller Inc. was the civil engineer and applicant for both.

Watson Realty’s office anchors the almost 38.6-acre total site, which is largely undeveloped.

In 2017, Brightwork Real Estate Inc., through two LLCs, paid $3.3 million for two parcels totaling about 5 acres from William W. Watson Jr. and Watson Realty Corp. Inc. at southwest Monument and McCormick roads. That property was developed for Wawa, a CVS pharmacy and Starbucks Coffee Co.

Watson Realty Corp. is based at 7821 Deercreek Club Road, Suite 200.

Asked about Dutch Bros, Watson Realty Regional Vice President Mark Rosener said Oct. 16 that Watson was in negotiations on a site but declined further comment.

Since August 2024, Dutch Bros has opened five area kiosks in Baymeadows, St. Augustine, Saint Johns, Southwest Jacksonville and West Jacksonville.

Ten more potential Dutch Bros sites have been identified in Harbour Village, East Arlington, Flagler Center, Mandarin, Old Arlington, Regency, West Jacksonville, and three in St. Johns County.

The potential East Arlington location at southwest Monument and McCormick roads is 4.5 miles east of the Merrill Road site in Old Arlington.

Besides specialty coffee, the company sells its Dutch Bros Rebel energy drink and Nitro Cold Brew coffee. It also offers teas, lemonades, smoothies and its signature Dutch sodas. 

The chain has a limited menu of pastries, granola bars and muffin tops with no cooking on-site. 

Dutch Bros started in 1992 in Grants Pass, Oregon, and moved its headquarters in 2025 to Tempe, Arizona. It became a public company in 2021 with the formation of Dutch Bros Inc. and is listed as BROS on the New York Stock Exchange.

In 2023, Dutch Bros announced its intentions to enter Northeast Florida. The company had 1,136 locations in 25 states as of Dec. 31, 2025, with 27 in Florida.

The name is pronounced “Bros” and not “brothers.”
