National homebuilder Ryan Homes closed on 57 lots in the Clay County Saratoga Springs masterplanned “agrihood” for $10.45 million Aug. 4, specifically in the Sagebrooke 55+ community it is building.
The acquisition brings its lot count in Sagebrooke to 78 since March.
Parent company NVR Inc. is listed as grantee on the deeds filed with the Clay County Clerk of the Court. The deeds transactions are as follows, with the price per lot in parentheses:
• One deed, 19 lots, $3.04 million ($160,000)
• One deed, 19 lots, $3.42 million ($180,000)
• One deed, 19 lots, $3.99 million ($210,000)
The Aug. 4 filing is the largest in a series of purchases Ryan Homes has made in the community since March. Across 13 deeds recorded between March 6 and Aug. 4, the homebuilder has acquired 78 lots for a combined $14.28 million, according to Clay County property records:
• March 6: Three deeds, one lot each, $550,000 combined
• April 15: Three deeds, six lots total, $1.09 million combined
• July 9-22: Rour deeds, 12 lots total, $2.19 million combined
• Aug. 4: Three deeds, 57 lots total, $10.45 million combined
Freehold Communities, the community’s master developer, sold the lots through Saratoga Sagebrooke LLC.
Ryan Homes is building Sagebrooke, a 55-and-over neighborhood within Saratoga Springs currently in Phase 4A, according to Clay County property records and Ryan Homes’ marketing materials. Another builder, Lennar, is developing Silos, a family-oriented neighborhood.
Saratoga Springs is billed as Clay County’s first agrihood community, with Freehold Communities describing the development as “more than a traditional master-planned community. It’s built around sustainable agriculture, local food production and green spaces meant to foster connection.”
Agriculurally focused amenities planned in the community include a working farm, a market with fresh produce and other goods, a social garden and walking trails, according to saratogaspringsagrihood.com.
Freehold broke ground on the project in January 2025, with plans for as many as 4,489 homes on 2,240 acres.
