A restaurant with seafood, steaks and an ocean view is planned as the signature dining destination at the Dune House Hotel & Spa in Atlantic Beach, according to a news release.
Coastal Farmer draws its name from the restaurant’s ingredients, the release said, with a menu “built around farm forward sourcing and tide to table seafood.”
In addition to a main dining area, plans call for two private spaces. One would accommodate up to 16 patrons and another “intimate space” would seat up to six guests.

There also is a dune-facing patio where guests can walk in from the beach or Ocean Boulevard.
A summer 2026 opening is planned.
Coastal Farmer says it will serve breakfast, lunch and dinner, including wine, cocktails, local spirits and brews. The interior design includes natural wood, rattan, soft linens and pockets of greenery.
Menu prices were not included in the release.

In September 2025, owners of the One Ocean Resort & Spa announced they were renovating the hotel and naming it the Dune House. Denver-based Sage Hospitality Group, one of the four joint venture partners that own the 193-room property at 1 Ocean Blvd., said in a release it would be “reimagined from the ground up to deliver a completely new experience on Atlantic Beach.”
In July 2024, Sage Investments, part of Sage Hospitality Group, entered a joint venture with Aspect Real Estate Group, Corner Lot and Kelco Management and Development to buy the hotel through ACS One Ocean Propco LLC.
Sage said it would continue to manage all operations for Dune House with its culinary arm, Sage Restaurant Concepts, overseeing operations for the hotel’s dining concepts.
