The Village at Seven Pines breaks ground, reveals more stores

Developer Regency Centers says it expects the first stores to open in 2027.

The Village at Seven Pines, the Publix-anchored shopping center at southeast Butler Boulevard and Interstate 295, will include restaurants 1928 Cuban Bistro and Ember & Iron along with Chase Bank, RE Spa and retailers Pottery Barn Kids, ToyTopia and Williams Sonoma.

The businesses were announced Feb. 18 at the ceremonial groundbreaking for the retail component of the Seven Pines master-planned community.

Jacksonville-based Regency Centers is developing the project.

The city issued permits Feb. 9 to start with projects, including Publix Super Markets Inc., at project costs totaling $26.92 million.

“Today marks the beginning of something meaningful for Jacksonville, for the Seven Pines community and for Regency Centers,” said Chris Widmayer, Regency Centers managing director of investments for the Southeast. “Regency was founded here in Jacksonville in 1963. Our early developments shaped more than a portfolio. They shaped a philosophy grounded in values — thinking long term, building with integrity and taking responsibility for the communities in which we invest.”

J. Raymond Construction Corp. is the contractor, England-Thims & Miller Inc. is the civil engineer and Ci Design is the architect.

Regency expects the first retail stores to open in 2027.

The developer previously announced it will relocate its headquarters from Downtown Jacksonville to the development. The company paid $8.47 million in September 2025 for the land.

At build-out, the Seven Pines community — spanning about 1,000 acres — is planned to include about 1,600 single-family homes, apartments and more than 1 million square feet of commercial and retail space.

The stores

Here is more about the restaurants, retailers and services revealed at the groundbreaking:

1928 Cuban Bistro operates eight restaurants in Northeast Florida. Owner Rebecca Gonzalez has locations in Duval, Clay, Nassau and St. Johns counties. The newest opened along Riverside Avenue Downtown.

Ember & Iron opened in 2021 in St. Johns. The owners also operate Gemma Fish + Oyster in another Regency-owned shopping center, San Marco East in Jacksonville.

Pottery Barn Kids and Williams Sonoma are returning to Jacksonville. Pottery Barn Kids offers children’s furniture, bedding, decor and accessories. Williams Sonoma sells kitchenware. Both are owned by Williams-Sonoma Inc. and previously had stores in St. Johns Town Center.

ToyTopia has four locations in Northeast Florida in Nocatee, St. Augustine and Jacksonville Beach. It is owned by Jacksonville-based educational toy manufacturer and distributor Safari Ltd.

RE Spa, offering massages and skincare, has a location in St. Johns County.

Chase Bank now has 26 branches in Northeast Florida and has said it will continue to open more.
