Linda Adrian is the assistant property manager at Lincoln Harris.

WHAT DOES SHE DO?

“What ever needs to be done. Obviously, I assist the property manager and our engineering staff. Mostly I am responsible for the income, accounting for rent receivables including collections, the annual operating expense reconciliation, provide information to the tenants, CPI calculations, work on budgets and all general number crunching projects that come up. I also get to cover the phones at lunch when all seven lines are ringing; the fire alarm is going off, while the sink on the 4th floor is flooding the 3rd floor... fun stuff like that.”

WHAT DOES THE COMPANY DO?

Lincoln Harris provides full service property management nationally for HCA, the Hospital Corporation of America.

YOU HAVE?

In MOB’s (Medical Office Buildings) they have mostly physicians and associated hospital services, sleep labs, wound care services, etc.

“I was with Regency Centers Inc. on the retail side of commercial real estate for the owner/developers.”

WHAT DID YOU DO BEFORE COMMERCIAL PROPERTY MANAGEMENT?

“When I lived in Texas, I owned and managed a retail toy store in my hometown Houston.”

HOW DID YOU

GET INTO PROPERTY MANAGEMENT

AND WHY?

“When I first moved to town in 1980, I needed a job to qualify for a loan on my first home in Mandarin. Remember when SR 13 was a two lane blacktop south of I-295? I replied to an advertisement for a job as bookkeeper for Rouse & Associates, Inc. I worked for David C. Hammers in a warehouse space on Richard Road when he was developing numerous building in Deerwood Center. He made work logical and interesting, was a great boss, friend and mentor. The rest is history. I was hooked.”

WHY COMMERCIAL INSTEAD OF RESIDENTIAL?

“I did not think of myself as a particularly wonderful sales person. And after all the years working endless retail hours, business office hours that allowed for a personal life and a more predictable routine was perfect for me.”

AREA YOU WORK IN OR HAVE PROPERTIES IN?

Adrian has direct responsibility over MOB’s in Jacksonville, Orange Park, Lake City, Gainesville and Tallahassee. Her office is the Lincoln regional office over Florida with additional property management offices in Pensacola, Tampa, Kissimmee, Orlando, all working for the same owner, HCA Inc.

COLLEGE DEGREE?

She has a bachelor’s degree in information technology from University of North Florida and a master’s in finance from University of Memphis.

WHAT IS YOUR FAVORITE THING ABOUT PROPERTY MANAGEMENT?

“Job diversity. I get to wear so many hats, it is never ever boring!”

ADVICE YOU WOULD GIVE TO OTHERS INTERESTED IN PROPERTY MANAGEMENT?

“I do not normally give advice, but if I have to... write everything down, learn to prioritize and delegate when ever you can.”

LESSONS LEARNED?

“Wear sensible walking shoes.”

WHY GET

INVOLVED IN CREW?

“I joined three years ago to expand my knowledge base and surround myself with other professionals. I have the privilege of chairing the Philanthropic Committee in 2005 after two years on that committee. We just this month chose PACE Center of Jacksonville as our new philanthropic partner. I am very excited to be involved in giving back to the community and supporting education for at-risk girls.”

RESIDES

In the Lakewood-San Jose Area. “I can hear the football announcer at Bolles School from my house and see the F-15’s flying upside down in formation when there is an air show at the NAS. I love the area and my 1950’s neighborhood. We have a lovely mix of ages. Our events have been community picnics, an annual garage sale, 4th of July neighborhood parade and an annual progressive Christmas dinner with several fully decorated open houses for that event.”

PERSONAL SIDE?

Adrian is single and lives with two ginger tabby cats, Dusty, 13 and Conner, 8. When she is not working, she teaches yoga for fun with the adult education for the Duval County school system. “I enjoy my yard and like to walk with friends for exercise. A simple life” Her favorite movie is “Citizen Kane” and, though she does not have a favorite book, she is currently reading “The Lost Language of Plants” by Stephen Harrod Buhner. When dining out, she enjoys Heartworks Cafe in Five Points. “The food just feels good in my body. On Saturday afternoon I am a real fan of the deli department at Native Sun on San Jose.” Traveling? “From all the places where I’ve been, it is toss up between Vancouver for the city life and the Pacific side of Costa Rica for the country life. In Costa Rica, the eco-system is still working, so I saw frogs as big as an adult shoe and no biting insects. However, I have always wanted to go to India and Fiji, so both are on my ‘must experience’ list.”
