Flint Development buys 307 acres to develop Airport Commerce Center

The Kansas-based company intends to develop about 2.3 million square feet of space near Jacksonville International Airport.

Kansas-based Flint Development paid $6.945 million for 307.2 acres in North Jacksonville to develop Airport Commerce Center.

Through Airport Commerce Center LLC, Flint bought the property Aug. 12 from Subema LLC of Tallahassee.

Flint bought the property among two parcels of almost 268.6 acres and 38.6 acres.

The Airport Commerce Center site is west of Interstate 95 and Pecan Park Road, and south of Gold Star Family Parkway. 

Jacksonville-based England-Thims & Miller Inc. is the civil engineer and Peacock Consulting Group LLC is the environmental consultant.

Airport Commerce Center is designed as seven buildings from 141,960 to about a million square feet in size. The site is north Jacksonville International Airport with access from Pecan Park Road.


The Jacksonville City Council voted 19-0 in November 2024 in favor of legislation to rezone and provide a large-scale land use amendment for the project.

A marketing flyer from brokerage firm Newark Phoenix Realty Group says construction is expected to break ground in the third quarter of 2025. The project is pre-leasing space.

Plans show seven buildings totaling about 2.3 million square feet, ranging from 141,960 to 1,019,520 square feet.

Flint Development recently was approved to build an access road for the potential 2.3 million-square-foot business park.

The seven-member Jacksonville Aviation Authority board voted unanimously Aug. 7 to grant a nonexclusive easement for the project, allowing Flint and potentially other parties to have access to the JAA property for future development. 

JAA retains the right to use the land and grant additional access.

According to FlintDevelopment.com, the company has more than $1.2 billion and 11.8 million square feet of industrial and multifamily developments under construction nationwide. 

The Airport Commerce Center is not listed among them and would be Flint’s first Florida project. The site says the developer has delivered more than $568 million and 7.44 million square feet of speculative industrial space in key markets.

Flint is based in Prairie Village, Kansas, part of the Kansas City metro with at the border of Kansas and Missouri.
