The median price of a single-family home fell 2.1% in November and the active inventory of homes for sale dropped 4.4%, according to the Northeast Florida Association of Realtors.
NEFAR supplies monthly home sales data for Baker, Clay, Duval, Nassau, Putnam and St. Johns counties.
The November median price of $375,000 is 4.1% lower than a year ago. The record median price for the six counties is $403,000 set in May 2024.
There is a 5.3-month supply of homes in the region, with the active inventory declining 4.4% from 7,623 to 7,286 homes.
In May, the active inventory was 8,881, the high mark for 2025.
Closed sales dropped 20.4% to 1,374 compared with 1,726 in October. Pending sales fell 29.6% last month from 1,536 to 1,081.
The Home Affordability Index rose from the October rank of 71 to 73. The closer the index is to 100, the more able an average family is to afford to buy a house. The index is based on interest rates, median income and median home prices.
Baker: The median price fell 20.1% to $290,000. Closed sales dropped from 15 in October to 13. Active inventory rose 1.6% to 64. The months supply is 4.9.
Clay: The median price decreased 2.5% to $350,000. Closed sales fell 20% to 188. Active inventory fell 4.7% to 1,050. The months supply is 5.6.
Duval: The median price increased 1.5% to $330,000. Closed sales fell 22.9% to 709. Active inventory dropped 3.6% to 3,647. The months supply is 5.1.
Nassau: The median price increased 3% to $471,243. Closed sales dropped 30.1% to 72. Active inventory fell 6% to 468. The months supply is 6.5.
Putnam: The median price declined 13% to $235,000. Closed sales fell 13.6% to 38. Active inventory dropped 13.3% to 229. The months supply fell to 6.
St. Johns: The median price decreased to $508,993, a 9.5% decline. Closed sales dropped 13.7% to 354. Active inventory decreased 4.4% to 1,828. The months supply is 5.2.

The Northeast Florida Builders Association reported 557 permits of single-family houses in November, a 19.28% decrease from 690 recorded in October. A year ago, 735 permits were issued.
NEFBA records building permit activity in Clay, Duval, Nassau and St. Johns counties.
Since January, NEFBA says 8,179 permits have been issued, which is down 30.14% from a year ago when 11,708 were issued.
