Jacksonville-based Regency Centers bought timberland in the Seven Pines master-planned community Sept. 15 for $8.47 million.
The property is at 5101 Kernan Blvd., south of Butler Boulevard east of Interstate 295. The site extends south from the entrance of Seven Pines.
Regency Centers bought it through Seven Pines Regency LLC. The seller was Sawmill Timber LLC, the developer of Seven Pines.
As previously reported, The Village at Seven Pines will consist of 4 acres at the Seven Pines entrance. In total, Regency Centers is purchasing 22 acres for retail development.
No acreage for the property is shown on the deed. The site is a portion of a 183.5-acre parcel.
In August, Regency Centers announced its plans to relocate its headquarters from Downtown to its planned retail and commercial development in the community called The Village at Seven Pines.
Regency Centers, a national owner, operator and developer of shopping centers, said that Publix Super Markets Inc. will anchor The Village at Seven Pines.
Regency Centers leases headquarters space in what had been Wells Fargo Center, now called 1 Independent Square, at 1 Independent Drive.
Regency Centers has 260 employees Downtown and occupies 55,000 square feet of space among three floors in the 37-story tower.
The new office will span three floors and integrate with the 182,000 square feet of retail space at The Village at Seven Pines that includes dining, health/wellness, soft goods and personal services, Regency said.
Jacksonville-based Kasper architects + associates said it will be the architect for the office project.
Regency has said it will start construction on The Village at Seven Pines in the first quarter of 2026 and open the first retail stores in 2027.
Senior Communications Manager Eric Davidson said in an email the headquarters building would open after the first retailers.
Until the offices are constructed, Regency Centers’ employees will remain working in the Downtown offices.
Seven Pines is about 1,000 acres. When complete, it will have about 1,600 single-family homes, apartments and more than a million square feet of commercial and retail space.
“This is going to be one of our larger development projects over the next few years,” Davidson said in January.
A comparably sized Regency Centers property is the 161,000-square-foot Pablo Plaza in Jacksonville Beach. Tenants include Whole Foods, Marshalls, HomeGoods, PetSmart and Office Depot.
