The 342-unit Presidium Park apartments in South Jacksonville sold Sept. 19 for $68.5 million.
The community is at 8181 AC Skinner Parkway near the Shoppes of Tinseltown. AC Skinner Parkway runs parallel south of Butler Boulevard.
Dallas-based Presidium Property Management LLC sold the property through 8181 AC Skinner Parkway Propco LLC.
White Oak Partners of Westerville, Ohio, north of Columbus, bought the community through WOP Haven 8181 LLC.
White Oak Partners took out a $54.21 million mortgage with U.S. Bank.
White Oak says it is an owner/operator of institutional-quality multifamily housing. According to its website, as of June 30, it held 24 properties with a gross asset value of $1.9 billion. It has one other property in Florida in Tampa.
Presidium Park was built in 2024 on 14.38 acres. The per-unit sale price is $200,292.
The community comprises studio, one-, two- and three-bedroom apartments with one, two or three baths. Units are 551 to 1,613 square feet. Monthly rents are $1,399 to $2,890, according to apartments.com.
Amenities include a pool, fitness center, conference rooms, business center, dog park, lounge, storage space and key fob entry. The community has controlled access, with a property manager and maintenance on-site.
The property was bought for $8.2 million in 2021.
