The Park at Marbella Apartment Homes sells for $19.5 million

A Miami private equity real estate firm bought the 228-unit property near NAS Jacksonville.

The Park at Marbella Apartment Homes, formerly Madison Savannah Oaks, sold March 31 for $19.5 million. 

Blue Roc Premier Properties LLC of Lakeland sold the property at 6017 Roosevelt Blvd. in the Venetia neighborhood through Marbella Property Holdings LLC. The neighborhood is north of Naval Air Station Jacksonville, adjacent to Timuquana Country Club.

Florida Value Partners of Miami Lakes bought the property through FVP Park at Marbella Owner LLC.

Blue Roc paid $18.4 million for the apartment complex in December 2017. The property management company oversees assets exceeding $2 billion, according to its website. 

Buyer Florida Value Partners, a private equity real estate firm, also says it has handled assets worth more than $2 billion, with a portfolio of more than 8,400 apartment units.

The Park at Marbella comprises 228 one-, two- and three-bedroom apartments with one or two bathrooms. Floor plans are 470 square feet to 1,324 square feet. Rents are $1,099 to $1,639 a month, according to the Blue Roc website.

The unit sale price is $85,526.

The apartments were built in 1973 on 13.51 acres, according to Duval County Property Appraiser data. 

Amenities include two swimming pools, a 24-hour fitness center, laundry facility, picnic area with grills, business center, coffee and tea bar, clubhouse, playground, free Wi-Fi in common areas and on-site management and maintenance, the Blue Roc website says.
