Taylor Morrison acquires St. Johns County undeveloped property for $60 million

The homebuilder’s purchase includes land in the Greenbriar Community Development District.

National homebuilder Taylor Morrison closed on about 437 undeveloped acres in St. Johns County on July 31, acquiring the property for $60 million.

The St. Johns County Clerk of the Court recorded the deed Aug. 5.

The Arizona-based company, through Taylor Morrison of Florida Inc., purchased the acres from Darien, Connecticut-based Westport Capital Partners, through Greenbriar Property Holdings LLC, according to county property appraiser records.

The seven-parcel package includes land within the Greenbriar Community Development District in northwest St. Johns County. Approved by the Board of County Commissioners in January 2024, the CDD encompasses an adjusted footprint of 1,247.97 acres and was established to fund community infrastructure for up to 1,993 planned residential units.

The district is generally east of Longleaf Pine Parkway, north of Greenbriar Road and west of Veterans Parkway. It serves residential portions of the Greenbriar Helow Planned Unit Development.

Deed records show an affiliate of real estate developer BTI is the seller.

Headquartered in Scottsdale, Arizona, Taylor Morrison is the sixth-largest national homebuilder and land developer in the U.S., according to Builder Magazine’s 2026 rankings, with a reported $7.755 billion in gross revenue.

Formed through the 2007 merger of Taylor Woodrow and Morrison Homes, the company operates in 12 states and more than 20 major markets. Its regional footprint includes Coopers Meadow, Melcon Farm, Panther Creek and Sabal Terrace in Jacksonville; Cherry Elm at SilverLeaf and the Cove at Beachwalk in St. Johns County; and Headwaters at Lofton Creek in Nassau County.

The company has yet to submit development plans to St. Johns County or the St. Johns River Water Management District.

Ashley Homes’ expansion update

South of downtown St. Augustine, another residential development continues to grow.

A corporate warranty deed recorded Aug. 5 by the St. Johns County Clerk of the Court shows St. Augustine-based Unit 7 Investment LLC separately conveyed additional property in Unit Seven to homebuilder Ashley Homes. The deed does not specify an acreage amount.

The additional conveyance expands on the developer’s previously reported $12 million acquisition of about 50 acres of waterfront property in St. Augustine Shores. Ashley Homes completed the transactions through Shores Unit 7 LLC, according to St. Johns County property records.

The property is part of the easternmost waterfront phase of the St. Augustine Shores Planned Unit Development west of the Matanzas River. Established in 1974, the PUD authorized a 2,800-acre master-planned community with development standards governing residential uses, green spaces, public parks and other community features. A PUD allows uses, regulations and standards tailored to a specific property.

Ashley Homes has not released specific development plans or a construction timeline for the property. Official covenants and county records for St. Augustine Shores Unit Seven require properties to be fully sodded and feature a 4-foot-wide concrete sidewalk running parallel to the street. The covenants also require concrete driveways that level out at the sidewalk to help manage local drainage.
